Port Adriano (Mallorca)

Port Adriano ist ein Hafen von 1974 bei El Toro, den Ocibar zum einzigen Tiefwasser-Superyachthafen im Südwesten Mallorcas umgebaut hat: Philippe Starck bekam das Land, die Boote bekamen 7 Meter Wasser. Ganzjährig nimmt der Hafen Yachten bis 80 Meter auf, wo Puerto Portals bei 60 Metern aufhört, und er hat den größten Travellift der Insel außerhalb Palmas. Was ein Eigner verstanden haben muss: Es wird überhaupt kein Preis veröffentlicht, und der Liegeplatz, den er kauft, läuft je nach Platz 2037 oder 2042 aus.

Was EUR 90 Millionen wirklich gebracht haben

Eröffnet wurde der Hafen 1974 als Puerto d'El Toro, eine Marina für Einheimische mit 404 Liegeplätzen für Boote von 6 bis 18 Metern und einer kleinen Ladenzeile dahinter. Der Umbau begann 2008 und ging 2012 in Betrieb: Ocibar steckte rund EUR 90 Millionen in ein neues Außenbecken, benannte die gesamte Anlage in Port Adriano um und übergab die Gebäude an Philippe Starck, der mit dem französischen Architekten Rudy Ricciotti zusammenarbeitete. Starck sollte nicht das Wasser gestalten. Er sollte das Land gestalten: eine zweigeschossige Holzarkade mit begrünten Dächern und Cumaru-Belag, die sich um den neuen Superyachtkai legt.

Das Geld hat drei Dinge gebracht, von denen ein Liegeplatzinhaber etwas hat. Erstens rund 25.000 Quadratmeter neues Hafenbecken, auf Tiefgang ausgebaggert, weshalb hier überhaupt eine Yacht von 60 oder 70 Metern liegen kann und weshalb die Marina eine Superyachtadresse ist und keine örtliche. Zweitens eine Tiefgarage und eine Anlieferung, die Fahrzeuge vom Kai fernhält, nach Starcks erklärtem Grundsatz, dass man sich einer Yacht vom Wasser her nähern soll und nicht vom Parkplatz. Drittens rund 4.000 Quadratmeter Gewerbefläche auf etwa vierzig Einheiten, und genau das hat aus einem Bootsparkplatz einen Ort gemacht, an dem Crew und Eigner einen Abend verbringen. Die Architektur hat Bewunderer und Gegner in gleicher Zahl. Unbestritten ist, dass es im Südwesten Mallorcas nichts anderes gibt, das Yachten dieser Größe aufnimmt.

Die Konzession und die zwei Daten, auf die es ankommt

Unter einer Marina liegen zwei Konzessionen, und sie laufen zu unterschiedlichen Terminen aus. Der ursprüngliche Hafen El Toro, das Innenbecken, steht auf einer Bewilligung, die 2037 endet. Die Erweiterung steht auf einer eigenen: 1992 vergab die balearische Regierung unter Gabriel Canellas an Ocibar, die Gesellschaft der Familie Zaforteza, Rechte über rund 39.600 Quadratmeter Wasserfläche bei El Toro. Ocibar zahlt für seine Nutzung gleich zweimal. Mallorcadiario berichtet von einem jährlichen Konzessionskanon an den Govern in Höhe von EUR 1.138.060, rund EUR 300.000 weniger als beim Club de Vela del Puerto de Andratx und rund EUR 1.640.000 weniger als bei Puerto Portals, das 2022 bei etwa 160 Liegeplätzen mehr EUR 2.776.864 zahlte; und daneben rund EUR 186.594 im Jahr an den Staat, konkret an die Demarcación de Costas, für die Belegung einer Meeresfläche in staatlicher Hoheit. Mallorcadiario berichtet außerdem, dass Ocibars Investition gegen die jährliche Gebühr angerechnet wird, die das Unternehmen bis 2042 zahlt; dann wird die Konzession entweder neu ausgeschrieben oder zu Marktkonditionen verlängert. Beide Zahlen führt nur ein einziges Medium, und weder Ocibar noch Ports IB veröffentlicht sie selbst. Sie sind also als berichtet zu lesen und nicht als geprüft.

Für einen Käufer steckt das ganze Risiko in diesem einen Absatz. Liegeplätze wurden ab 2012 mit fünfundzwanzig Jahren Laufzeit verkauft, weshalb Makler bei den meisten Objekten Mai 2037 als Ablauf angeben. Andere nennen stattdessen Mai 2042, und ein Platz von 50 Metern wird bis 2037 angeboten, mit der Möglichkeit einer Verlängerung bis 2042. Lesen Sie die Restlaufzeit, bevor Sie den Angebotspreis lesen, denn zwischen diesen beiden Daten liegen fünf Jahre und sehr viel Geld, und die Angebote der Marina selbst sind nicht einheitlich darin, welcher Platz an welchem Datum hängt. Eines hat sich unter alldem bewegt. Die Ley 3/2026 vom 27. Mai 2026, vom balearischen Parlament am 12. Mai beschlossen und seit dem 31. Mai in Kraft, hob die Höchstlaufzeit einer balearischen Hafenkonzession von fünfunddreißig auf fünfzig Jahre an, und die Berichterstattung über die Abstimmung besagt, dass bestehende Konzessionäre eine Verlängerung bis zur neuen Obergrenze gegen erhebliche frische Investitionen beantragen können, sie aber nicht automatisch erhalten. Ob Ocibar einen Antrag gestellt hat, steht nirgends veröffentlicht. Ebenso wenig steht öffentlich, was mit einem einzelnen Liegeplatzinhaber geschieht, wenn die darunterliegende Konzession neu ausgeschrieben wird. Weder Ocibar noch Ports IB veröffentlicht die Verlängerungsbedingungen, und kein von Yotters gelesener Makler behauptete, sie zu kennen. Lassen Sie sich von der Hafenmeisterei schriftlich geben, welches Ablaufdatum zu Ihrer konkreten Liegeplatznummer erfasst ist und unter welchem Konzessionstitel er liegt, verlangen Sie dasselbe von Ports IB, und zwar bevor Sie sich auf einen Preis einigen.

Die Liegeplätze, und wie wenige der großen es gibt

Die Zahl hängt davon ab, wer zählt. Die hafeneigene Liegeplatzseite nennt 487 Plätze von 6 bis 80 Metern. The Islander zählte 2017 488 und hielt fest, dass rund 250 davon, also mehr als die Hälfte, im Band von 6 bis 8 Metern liegen. Die französische Wikipedia sagt 500, Makler führen 482 und 489, und der Hafen vor 2012 hatte 404. Die Zahl, auf die es ankommt, ist die der großen Plätze, und sie ist klein. Ocibar und mehrere Branchenverzeichnisse nennen 82 Liegeplätze über 20 Meter, das Material der Marina selbst nennt 87. Ein Branchenverzeichnis schlüsselt den Superyachtbestand auf in 30 Plätze von 24 bis 30 Metern, 30 von 31 bis 50 Metern und vier ab 51 Metern. Diese drei Zeilen ergeben zusammen 64 und nicht 82 oder 87, und der Unterschied ist mit ziemlicher Sicherheit das Band, das das Verzeichnis nicht mitzählt: Die Zahlen 82 und 87 beginnen bei 20 Metern, die Aufschlüsselung beginnt bei 24, womit etwa achtzehn bis dreiundzwanzig Plätze zwischen 20 und 24 Metern liegen dürften. Diese Abstimmung veröffentlicht niemand, also ist die Aufschlüsselung als Untergrenze zu lesen. Vier Plätze über 51 Meter ist die Zahl, um die herum man eine Saison plant.

Als maximale Länge werden ganzjährig 80 Meter genannt, auf den Seiten der Marina mit Positionen bis 100 Meter im Sommer, und The Islander berichtete von einer Sommerkapazität bis 110 Meter. Ein Branchenprofil führt 120 Meter bei 15 Metern Breite. Nehmen Sie 80 Meter als die belastbare Ganzjahreszahl und behandeln Sie alles darüber als Einzelfall, im Voraus vereinbart. Der eigentliche Trumpf ist hier der Tiefgang: 7 Meter im gesamten Liegefeld und 8 Meter in der Einfahrt, gegen rund 4 Meter im Becken von Puerto Portals. Der Landstrom reicht bis 380 Volt und 400 Ampere, Wasser liegt an jedem Platz an, die Anbindung erfolgt per WLAN und Kabel mit 100 Megabit, und Grau- und Bilgenwasser werden am Liegeplatz übernommen, mit MARPOL-Papieren vor Ort.

Die Ansteuerung, und wem der Hafen tatsächlich ausgesetzt ist

Port Adriano liegt an der Südwestecke der Bucht von Palma bei etwa 39 Grad 29,4 Minuten Nord, 002 Grad 28,7 Minuten Ost, östlich der Punta Enguixa, mit dem Inselchen El Toro vor der Einfahrt. Drei unabhängige Quellen stimmen bei dieser Position überein. Die Liegeplatzseite der Marina selbst druckt 39 Grad 26,6 Minuten Nord, das sind fast drei Seemeilen daneben und deckt sich nicht mit der Seekarte. Planen Sie die Ansteuerung also nach der Karte und nicht nach der Website. Arbeitskanal ist UKW 09, rund um die Uhr besetzt. Die Einfahrt führt 8 Meter, und die äußere Mole verläuft von Nord nach Süd.

Die Exponiertheit ist die Frage, die Eigner zuletzt stellen und zuerst stellen sollten. Yacht Digest beschreibt den Hafen als geschützt gegen südliche Winde und offen gegen West, und der Ankerplatz unmittelbar davor, über Sand und Seegras in 3 bis 5 Metern, schützt vor Süd und nicht vor West. Weder Ocibar noch Ports IB noch irgendein Hafenhandbuch, das Yotters finden konnte, veröffentlicht eine Ausfallstatistik, einen Schwellbericht oder eine Wellenhöhengrenze für diese Einfahrt. Keine ehrliche Seite kann Ihnen also sagen, wie oft ein Platz hier ungemütlich wird. Sagen lässt sich dies: Das ist die exponierte Ecke der Bucht und kein Innenbecken und keine Flussmündung, der Schutz ist auf der Außenseite vollständig künstlich und keine fünfzehn Jahre alt, und ein West- oder Nordwestwind ist die Bedingung, die man dem Hafenbüro schriftlich vorlegen sollte, bevor man einen Jahresvertrag unterschreibt.

Was es kostet, und die Tatsache, dass nichts veröffentlicht wird

Port Adriano veröffentlicht keinen Tarif. Keinen Tagessatz, keinen Jahressatz, keinen Zählerpreis für Wasser oder Strom. Booten unter 15 Metern wird gesagt, sie sollen das Büro anschreiben; alles über 15 Meter bekommt ein Angebot, das um die Termine und das Schiff herum gebaut wird. Der Buchungsweg dagegen ist vollständig veröffentlicht und läuft über die Plattform SailTi: 100 Prozent Vorauszahlung bei Aufenthalten bis fünf Nächte, 50 Prozent Anzahlung darüber hinaus, Check-in um 14:00 und Check-out um 12:00 Uhr, kostenfreie Stornierung bis vierzehn Tage vorher in der Hochsaison und sieben Tage in der Zwischen- und Nebensaison, dazu Nachlässe auf Anfrage bei Aufenthalten über neunzig Tage. Das ist sehr viel veröffentlichtes Verfahren an einem nicht veröffentlichten Preis.

Alles Zahlenmäßige ist deshalb aus zweiter Hand. Die letzte unabhängige Nachtzahl, die Yotters finden konnte, ist ein Noonsite-Bericht vom März 2017: EUR 33 pro Nacht für einen Einrumpfer von 13,80 Metern, dazu ein Aufenthalt zu EUR 26,50 nach fünfzig Prozent Nachlass, und der Berichterstatter nannte das für diese Kulisse überraschend günstig. Der Wert ist neun Jahre alt und taugt nicht zur Kalkulation. Für Jahresliegeplätze nannten Makler, gelesen 2026, rund EUR 60.500 im Jahr für 20 mal 6 Meter, EUR 91.000 für 30 mal 8 Meter und EUR 208.000 für 45 mal 12 Meter. Auf der Kaufseite lagen die Einführungspreise von 2012 bei EUR 1,08 Millionen für einen Platz von 20 mal 6 Metern und EUR 9,6 Millionen für 80 mal 15, beide mit fünfundzwanzig Jahren Laufzeit, wobei zu diesem Zeitpunkt 65 Prozent verkauft waren und die Hälfte davon an deutsche Käufer. Aktuelle Forderungen laufen von EUR 220.000 für 11 mal 3,75 Meter über EUR 544.500 für 16 mal 5 und EUR 2,75 Millionen ohne Mehrwertsteuer für 45 mal 12 bis EUR 7,95 Millionen zuzüglich Steuern für 75 mal 15. Die balearische Übertragungsteuer auf den Verkauf eines Liegeplatzes, der ITP, läuft über eine fünfstufige Skala: 8 Prozent auf die ersten EUR 400.000, 9 Prozent bis EUR 600.000, 10 Prozent bis EUR 1 Million, 12 Prozent bis EUR 2 Millionen und 13 Prozent darüber. Die genannten Forderungen von EUR 2,75 Millionen und EUR 7,95 Millionen erreichen beide das Band von 13 Prozent.

Die Werft, die Betriebsstoffe und was am Kai steht

Die Werft ist der zweite Grund, hier zu sein, und für manche Eigner der erste. Zehn- bis elftausend Quadratmeter technische Fläche liegen hinter der Marina, mit einem Travellift von 250 Tonnen, der größten Krankapazität Mallorcas außerhalb Palmas, dazu eine Slipanlage, eine Aufschleppe und ein Trockenhafen von Juni bis September. Lackierung, Antifouling, Maschinen-, Elektro- und Rumpfarbeiten werden vor Ort erledigt, und es ist eine der ganz wenigen Werften der Insel, die einen breiten Katamaran heben kann. Der Hafen ist nach ISO 9001 und ISO 14001 zertifiziert.

Kraftstoff wird an der Station übernommen oder längsseits geliefert, mit bis zu 12.000 Litern in der Stunde, eine Zahl, die der Betriebsleiter der Marina 2017 gegenüber The Islander nannte. Ein Kraftstoffpreis wird nicht veröffentlicht, ebenso wenig der Zählerpreis für Wasser oder Strom; beides gehört in das Angebot, und beides sollte man sich schriftlich bestätigen lassen, bevor man sich bindet. Das Parken kostet, und die Regeln unterscheiden sich nach Saison: eine Freistunde im Sommer und drei im Winter, danach EUR 1,90 je Stunde bis höchstens EUR 20 am Tag, wobei die Restaurants und Geschäfte Gutscheine über drei Stunden ausgeben. Eine ungewöhnliche Regelung sollte kennen, wer den Platz als Anlage und nicht als Gewohnheit betrachtet: Liegeplatzinhaber können ihre Position während ihrer Abwesenheit über die hafeneigene Online-Plattform untervermieten, was aus einem ungenutzten Platz Einnahmen macht, ohne dass ein Makler dazwischensteht.

An Land, nach Einbruch der Dunkelheit, und die festen Termine

Elf Restaurants liegen am Kai, und die Marina führt sie namentlich auf: Coast by East für Fisch und Grill mit seiner Sansibar Lounge Bar, den Harbour Grill am Wasser, Marisqueria El Faro, Vino del Mar, Restaurante La Terraza, Cantina Can Olivo, Captain's Corner, Bangkok Thai Tapas Bar, Pizzeria La Oca, My True Burger and Vegan sowie die Kuko Crew Bar, in der die Crew tatsächlich trinkt. The Islander verzeichnete 2017 eine Filiale des Supermarkts El Corte Ingles auf dem Gelände. Alles davon ist einen kurzen Fußweg entfernt und keinen Meter mehr, und das schneidet in beide Richtungen. Nach Einbruch der Dunkelheit ist die Marina die gesamte Auswahl, denn El Toro darüber ist Wohngebiet, und nach Palma fährt man mit dem Auto.

Die festen Termine plant man besser ein, als sich von ihnen überraschen zu lassen. Der Multihull Cup für schnelle Fahrtenmehrrümpfe über 50 Fuß läuft vom 25. bis 27. September 2026 über ein langes Wochenende mit Küstenwettfahrten und Up-and-down-Kursen und ist die Vorzeigeregatta der Marina. Das Port Adriano Music Festival füllt Juli und August. Ein Spring Festival zu wohltätigen Zwecken fand am 21. März 2026 statt, und ein Christmas Park belegt das Gelände vom 19. Dezember bis zum 7. Januar. Der Flughafen Palma liegt etwa 33 Kilometer entfernt, außerhalb der Sommerspitze rund eine halbe Stunde mit dem Auto und in der Spitze eher fünfzig Minuten. Einen vorab gebuchten Privattransfer gibt Shuttle Direct mit EUR 55 für bis zu vier Personen an und Taxi Mallorca 365 mit EUR 60 tagsüber beziehungsweise EUR 65 nachts und am Wochenende. Keine Quelle veröffentlicht einen Taxameterpreis, dem zwei weitere zustimmen würden.

Gegen Puerto Portals und STP Palma, für denselben Eigner

Die drei Möglichkeiten im Südwesten erfüllen unterschiedliche Aufgaben, und ein Eigner braucht meist zwei davon. Puerto Portals, zehn Minuten weiter östlich, ist die gesellige Marina: 639 bis 701 Liegeplätze für Boote von 8 bis 60 Metern, ein auf rund 4 Meter ausgebaggertes Becken gegen die 7 Meter in Port Adriano, und ein vollständig veröffentlichter Tarif, was bei der Kalkulation einer Saison ein echter Vorteil ist. Ein Platz von 30 mal 7,5 Metern kostet dort auf der Karte für 2026 EUR 99.117 im Jahr zuzüglich 21 Prozent Mehrwertsteuer, oder EUR 869 pro Nacht in der Hochsaison. Port Adriano nennt gar nichts, man kann die beiden also erst vergleichen, wenn man gefragt hat, und dann verhandelt man bereits, statt sich noch umzusehen.

STP Palma konkurriert nicht um den Liegeplatz; dorthin geht das Refit. Der Betrieb umfasst 162.500 Quadratmeter technische Fläche, sechs Travellifte bis 1.000 Tonnen und Liegeplätze für Einheiten bis 120 Meter und 7,5 Meter Tiefgang, was eine andere Größenordnung ist als ein einzelner Lift von 250 Tonnen. Praktisch teilt es sich so auf: Unter rund 30 Metern, und wenn es um den Abend geht und nicht um das Wasser unter dem Kiel, ist Puerto Portals die bessere Adresse, und der veröffentlichte Preis macht die Planung sehr viel einfacher. Zwischen etwa 30 und 40 Metern kann ein Eigner in Port Adriano Boot und Werftarbeit am selben Ort halten, was selten ist. Über 40 Metern liegt das Boot in Port Adriano, weil Puerto Portals es nicht nehmen kann, und die schwere Arbeit findet weiterhin in Palma statt.

An Land, Anfahrt und Buchung

Reported drive times run from 29 minutes off-peak to about 49 minutes in the summer crush, and the summer crush is when you will be doing it. Prebooked private transfers are the only fares two sources agree on: Shuttle Direct quotes EUR 55 for up to four people and EUR 77 for a seven-seat minivan, and Taxi Mallorca 365 quotes EUR 60 by day and EUR 65 at night and at weekends. No reliable metered fare is published, and the estimates Yotters found for a street taxi differed by a factor of three, so agree the price before you get in. Palma itself is 20 to 21 kilometres away and has the long-haul connections; there is no closer airport.
Arriving by sea, and a position error to know aboutWork VHF channel 09, manned 24 hours. The entrance carries 8 metres and the outer breakwater runs north to south, with the islet of El Toro off the mouth and Punta Enguixa to the west. Three independent sources put the marina at about 39 degrees 29.4 minutes north, 002 degrees 28.7 minutes east. The marina's own moorings page prints 39 degrees 26.6 minutes north, which is nearly three miles wrong, so navigate from the chart. There is no lock, no bridge and no pilotage requirement published for the marina. Spain is inside the EU customs and VAT territory and inside Schengen, so a yacht arriving from another Schengen port has nothing to clear; a non-EU flagged yacht is running on temporary admission and its clock keeps ticking here as anywhere else in the bloc.
How you reserve a berthDraw the distinction the marina does not draw for you. A transient stay of any size can be estimated without speaking to anybody: the SailTi platform at adriano-amarres.sailti.com returns an estimated rate once you enter dimensions and dates, described on the portal as a rate estimated from the measurements supplied. An annual berth, or any berth over 15 metres, is quoted bespoke by the office instead; under 15 metres you email [email protected] or the Captaincy office and they quote you, and over 15 metres you send the dates and the vessel particulars and get a figure built around them. So the honest version of the no-published-price finding is that there is no rate card at all, but there is a transient estimator. Stays up to five nights are prepaid in full, stays of six nights or more take a 50 per cent deposit, check-in is 14:00 and check-out 12:00, and you confirm arrival the day before. Free cancellation runs to fourteen days out in high season and seven in mid and low season, and an unexpected early departure is charged one night. Stays over ninety days go through a long-stay form for a discount. For a summer berth in the superyacht basin, ask a season ahead: there are only four positions over 51 metres.
What a berth costsNothing is published, which is the single most important pricing fact on this page. The last independent nightly figure Yotters could find is nine years old: Noonsite, March 2017, EUR 33 a night for a 13.80 metre monohull, and EUR 26.50 on one occasion after a fifty per cent discount. Do not budget from it. For annual berths, broker listings read in 2026 quote about EUR 60,500 a year for 20 by 6 metres, EUR 91,000 for 30 by 8 metres and EUR 208,000 for 45 by 12 metres. For comparison, Puerto Portals publishes EUR 36,360 a year plus VAT for 15 by 5 metres and EUR 99,117 for 30 by 7.5 metres on its 2026 card, so the Port Adriano broker numbers sit in the same region for a bigger berth. To buy: 2012 launch prices were EUR 1.08 million for 20 by 6 metres and EUR 9.6 million for 80 by 15, on twenty-five year terms. Current asks run EUR 220,000 for 11 by 3.75 metres, EUR 544,500 for 16 by 5, EUR 2.75 million excluding VAT for 45 by 12 and EUR 7.95 million plus taxes for 75 by 15. Balearic transfer tax runs on a five-band scale: 8 per cent on the first EUR 400,000, 9 per cent to EUR 600,000, 10 per cent to EUR 1 million, 12 per cent to EUR 2 million and 13 per cent above EUR 2 million, so the seven-figure berths on this quay are taxed at 12 or 13 per cent on their top tranche rather than the 10 per cent that is usually quoted.
Fuel, power, water and what is extraThere is a fuel station on the quay and fuel can be delivered alongside at up to 12,000 litres an hour, which is a serious rate for a marina of this size. No fuel price is published. Shore power is 380 volts and up to 400 amps depending on the berth; water is at every berth; both are metered and neither rate is published. Grey water and bilge water are taken alongside and the marina supports MARPOL documentation. Parking is a real cost if crew are running cars: one free hour in summer, three in winter, then EUR 1.90 an hour to a daily maximum of EUR 20, with three-hour vouchers available from the port's restaurants and shops. Access is by card or through the Baitnex app. Berth holders can sublet their berth through the port's own online platform when the boat is away.
The yard, and what it can and cannot liftThe shipyard sits directly behind the marina with 10,000 to 11,000 square metres of technical area and a 250 tonne travel lift, the largest on Mallorca outside Palma, plus a slipway, a launch ramp and a dry marina operating June to September. It handles painting, antifouling, engineering, electrical and hull work, and it is one of the few yards on the island wide enough to lift a large catamaran. What 250 tonnes will not do is take a 50 or 60 metre displacement motor yacht out of the water. For that the boat goes to STP Palma, which runs 162,500 square metres of technical area, six travel lifts up to 1,000 tonnes and berths for craft to 120 metres and 7.5 metres of draught. Plan a refit around that split rather than around the marina brochure.
Eating, drinking and where crew goEleven restaurants are listed by the marina: Coast by East, seafood and grill, with the Sansibar lounge bar attached; the Harbour Grill wrapping the quayside; Marisqueria El Faro for shellfish; Vino del Mar; Restaurante La Terraza; Cantina Can Olivo for Mallorcan and Mediterranean; Captain's Corner; Bangkok Thai Tapas Bar; Pizzeria La Oca; My True Burger and Vegan; and the Kuko Crew Bar, which is the crew room. The Islander recorded an El Corte Ingles supermarket branch on site in 2017 alongside fashion and jewellery units, a gym, banking and watersports operators. Everything is within the arcade. After dark that is the complete list, because El Toro above the port is residential and there is nothing to walk to; Palma is 20 kilometres by road. Owners who want a town at the end of the pontoon are describing Puerto Portals, not this.
The fixed dates that fill the portThe Multihull Cup, for performance cruising multihulls of 50 feet and over, runs 25 to 27 September 2026 at Port Adriano, a long weekend mixing coastal and windward-leeward racing; it is the marina's flagship event and its most crowded weekend on the water. The Port Adriano Music Festival occupies July and August and is now in its sixth edition. A charity Spring Festival ran on Saturday 21 March 2026 for the NGO Educaclown, and a Christmas Park takes over the site from 19 December to 7 January. Summer also brings a street food festival, sunset yoga, SUP racing and the Isla Race. None of these blocks the marina, but they do fill the arcade, the car park and the restaurants, and the parking maximum applies on exactly those days.
What is NOT publishedThe berthing tariff, in any form: no daily rate, no annual rate, no LOA bands, no season dates. The metered price of water and electricity. The fuel price. The renewal conditions attached to a berth when the underlying concession runs out, which is the single number a buyer most needs. Any downtime, surge or wave-height record for the entrance, which means nobody can tell you honestly how often a berth here is uncomfortable in a westerly. The berth count itself is unsettled between 482, 487, 488, 489 and 500, and the superyacht count between 82 and 87. Both canon figures, the EUR 1,138,060 a year Ocibar is reported to pay the Govern and the EUR 186,594 it is reported to pay the State for the water surface, come from a single outlet and are not published by Ocibar or by Ports IB. Whether Ocibar has applied to extend its concession to the 50 year ceiling created by Ley 3/2026 is not published either. Even the marina's own published latitude is wrong by nearly three miles. Get the price, the metered rates and the lease expiry in writing before you sign anything.

  • The tenure has an end date and the date is not consistentBerths sold from 2012 on twenty-five year terms. Brokers list expiry as May 2037 on some berths and May 2042 on others, Ocibar's water concession runs to 2042, and nobody publishes what happens to a berth holder when it is retendered. Ley 3/2026 raised the statutory ceiling from 35 years to 50 in May 2026, but that is an application route against fresh investment and nothing published says Ocibar has taken it.
  • Only four berths above 51 metresA trade directory breaks the superyacht stock down as 30 berths at 24 to 30 m, 30 at 31 to 50 m and four at 51 m and over, whatever the 80 or 100 metre headline says, so the very large end books a season ahead or not at all.
  • The shelter is entirely man-made and completely undocumentedYacht Digest reports the port as protected from the south and exposed to a westerly. No operator, port authority or pilot publishes a downtime, surge or wave-height record for the entrance, so an owner cannot find out how bad a west or northwest blow gets without asking someone who has sat through one.
  • Isolated after dark and 33 kilometres from the airportEl Toro above the port is residential and Palma is a 20 kilometre drive, so the eleven restaurants in the arcade are the entire evening. Transfers from PMI run EUR 55 to EUR 65 prebooked and up to 50 minutes in the summer peak.
  • The marina's own published position is wrongPort Adriano's moorings page prints a latitude of 39 degrees 26.6 minutes north against about 39 degrees 29.4 minutes on three independent sources, an error of nearly three miles on the operator's own website.
