Newport Shipyard (Rhode Island)

Safe Harbor Newport Shipyard is the yard and marina at the north end of Newport's inner harbour, and for four months a year it is where a large part of the American superyacht fleet goes to get out of the Florida summer. It has three travel lifts, the largest of them 500 metric tonnes, 3,500 linear feet of dock, and a state behind it that levies no sales tax, no use tax and no property tax on a registered boat. The thing an owner has to understand before planning a season around it is that nothing here is published. There is no berth tariff at this yard, or at any other superyacht dock in Newport, and the season you are paying for is short.

The much-quoted 1 October to 30 April use-tax provision, 44-18-30(46), is a narrower predecessor and adds nothing to it
Airports
Newport State at Middletown 2 miles out with a 2,999 ft main runway and no tower; Quonset State at North Kingstown with a 7,504 ft runway about 30 minutes away; T.F. Green International at Warwick 24.4 road miles, about 40 minutes

What Newport is for, and how long it is for

Newport is a summer base and nothing else. The American large-yacht fleet works the Bahamas and the Caribbean through the winter, lies in Fort Lauderdale or Palm Beach in the spring, and then moves north because Florida in July is hot, wet and inside the hurricane belt. New England is where it goes. Newport is the deepest, best-served and most social of the New England stops, and Safe Harbor Newport Shipyard at 1 Washington Street is the only facility in the town that is simultaneously a superyacht marina and a full refit yard. It carries 3,500 linear feet of dock and an operational yard that the ONBOARD trade directory lists at 40,000 square metres with 12,000 square metres of hardstanding.

The usable window is the honest constraint. Belle's, the yard's own cafe, runs mid-March to mid-December, which is the yard's own statement of its shoulder season, and the yachting season inside that is much narrower again. The U.S. Coast Pilot records July as the warmest month at Newport with an average maximum of 79 degrees Fahrenheit and an average minimum of 63, and notes that in severe winters ice interferes with navigation in the inner harbour and that a channel has to be kept broken open by traffic. In practice an owner is buying roughly Memorial Day to the middle of September, and the peak weeks that everybody actually wants are the six or seven between the Newport Charter Yacht Show in late June and the middle of August. Everything about the cost of the place follows from that arithmetic.

The approach, the pilot, and the bridge you do not go under

Newport Harbor lies on the eastern side of the East Passage of Narragansett Bay, 3.5 miles above Beavertail Light, and the Coast Pilot calls it an important harbour of refuge with an approach that is well marked and access that is easy day and night. The East Passage averages around 121 feet of water. Goat Island splits the harbour into an outer and an inner basin. The inner harbour has two entrances, north and south of Goat Island, and the northern one is closed to anything of size by a fixed highway bridge of 40-foot span with 14 feet of clearance, so a yacht of any consequence comes in south of Goat Island. Once inside, the whole inner harbour is a 5 mph limit, marked at the entrance by a state regulatory buoy. The yard works VHF channel 9 and sits at N 41 29.392 W 071 19.442. Current is not a problem: the Coast Pilot records that northward of Bull Point tidal current velocities seldom exceed 1 knot, and that inside the inner harbour they are usually small.

Two points catch foreign-flagged owners out. The first is that pilotage in Rhode Island is compulsory for foreign vessels and for U.S. vessels under register entering and departing Narragansett Bay and every port in state waters. Pilots come from Northeast Marine Pilots of Newport, board about 1.5 miles east of the Narragansett Bay Entrance Lighted Whistle Buoy, monitor VHF 16, 13 and 10 and work on 10, want an ETA confirmed by radio at least two hours out, and are normally booked at least 24 hours ahead. The second is that the Pell Bridge is not on the way in but is on the way anywhere else. It crosses the East Passage 3.6 miles above the entrance with 213 feet of clearance at the centre of the 1,500-foot main span, 205 feet over the middle 1,000 feet and 194 feet for the rest of that span. Newport Harbor is south of it, so a tall rig berths without touching the question, but a run up the bay to Portsmouth or Bristol puts the rig under it.

The yard, and what the lifts will actually take

The yard is the reason the fleet comes here rather than to one of the prettier harbours further east. It runs three Marine Travelifts. The 500 metric tonne machine was ordered in 2012 and reported by Ocean Navigator as the largest lift in New England, and it went to work in 2013; a 200 metric tonne lift arrived in November 2016. The yard's own site in 2026 lists the third at 150 metric tonnes, while the ONBOARD directory still carries it at 100, so treat the small lift as 100 to 150 tonnes and confirm before you plan a lift-out around it. There is also a 14-tonne dry stack forklift. Safe Harbor's own location page puts dry storage at 20 to 200 feet LOA, maximum beam 60 feet and 500 tonnes of weight.

In-house trades cover paint, engine work, carpentry, electrical, machining, metal fabrication, and mast and rigging, with the yard's own project managers coordinating. That combination, a serious lift and a rigging shop on the same site, is why sailing superyachts in particular treat Newport as their refit stop rather than their marina stop. What the yard does not have is a dry dock or a floating dock, so anything too heavy for 500 tonnes has to be worked afloat or taken elsewhere. SuperyachtNews reported in 2019 that the yard services yachts up to 92 metres, and the ONBOARD directory says 90 metres and above, which is a fair description of the alongside business rather than the haul-out business. Above roughly 50 metres of hull, Newport is a berth and a service address, not a place you come out of the water.

Alongside: the numbers, and the ones the headline hides

Safe Harbor's own location listing gives wet slips from 20 to 365 feet LOA with a maximum beam of 80 feet and a maximum draught of 24 feet, and transient slips from 15 to 365 feet with a maximum beam of 70 feet and the same 24 feet of draught. The yard's own marketing says yachts up to 350 feet. Those are the two figures in circulation and they do not match, which matters less than it looks, because the binding constraint is not the maximum, it is the total. There are 3,500 linear feet of dock at Newport Shipyard. A single 110-metre yacht alongside occupies more than a tenth of it, and the yard runs a busy small and mid-size marina at the same time. The very large end of the fleet is accommodated here as an exception, arranged in advance, not as a matter of routine.

For the yachts that do not fit or do not want to pay, Newport's answer is the water rather than the wall. The Coast Pilot records general anchorages in both the outer and inner harbour, with vessels of more than 18 feet of draught anchoring in the outer harbour in 36 to 100 feet of water over good holding ground, and special anchorages in Brenton Cove and to the east and north-east of Goat Island. That is genuinely deep water within tender distance of the town, and a large part of the visible superyacht presence in Newport in August is at anchor rather than alongside. It also means an owner comparing Newport with Porto Cervo or Monaco is comparing a marina with a roadstead: the anchorage is free, exposed to the north-east, and does not come with power.

Dana, Safe Harbor, Sun, Blackstone: what the ownership changed

The Dana family bought the yard at a bankruptcy auction in 1998 and built the brand that the town still associates with it. Safe Harbor Marinas acquired Newport Shipyard on 1 October 2019 as its 85th facility, at which point Safe Harbor held 85 marinas across 19 states and seven in Rhode Island alone. Eli Dana stayed on as general manager, and Jason Hogg, Safe Harbor's senior vice president of investments, framed the deal as continuity rather than change. From an owner's point of view the visible change was not at the dock but in the paperwork: the yard is now one node in a network, and a slip or storage licence with Safe Harbor carries complimentary transient nights across the network subject to availability, fuel at cost at Safe Harbor-operated fuel docks, and a membership concierge.

The bigger change happened above the yard. Safe Harbor was owned by Sun Communities, the listed manufactured-housing and RV group, which announced on 24 February 2025 that it was selling the whole marina business to Blackstone Infrastructure for USD 5.65 billion in cash and completed the sale on 30 April 2025, taking roughly USD 5.25 billion pre-tax after costs. At the time of sale Safe Harbor ran 138 marinas across the United States and Puerto Rico; its own site now describes over 150 waterfront locations. So the yard an owner deals with in 2026 is an infrastructure asset inside a private-equity infrastructure fund, two ownership changes removed from the family business it was in 2019. The people at the dock office have largely stayed. Whether the pricing philosophy stays is the open question, and it is not one anybody can answer from published information, because there is none.

The tax and customs position, which is the real commercial argument

Rhode Island does not tax boats. The sale, storage, use or other consumption of a new or used boat is exempt from the state's 7 per cent sales and use tax under R.I. Gen. Laws 44-18-30, cited as subsection 48 in current compilations and as subsection 49 in a Rhode Island Division of Taxation ruling. Registered motorboats are also exempt from local personal property tax under R.I. Gen. Laws 44-3-3, provided registration is current. The exemption dates from 1993 and was contingent on Congress repealing the federal 10 per cent luxury surcharge on boats before 1 October 1993, which it did, so the exemption became permanent. The Rhode Island Marine Trades Association drove it. You do not have to live in the state to use it, and it is unconditional and year-round: no season, no minimum stay, no requirement that the boat be in a yard, and nothing to apply for. What it does not cover is the yard's bill. Newport Shipyard's own rates page states that all invoices carry a 5 per cent environmental compliance charge, and that 7 per cent Rhode Island sales tax applies to parts, fabrication and rentals where applicable. Outboard motors bought from a dealer are taxed at the full 7 per cent as well.

A second, older provision sits in the same section and is routinely quoted as though it were the better one. Subsection 46 disapplies the use tax between 1 October and 30 April to a boat in Rhode Island exclusively for delivery to a facility for storage, maintenance or repair, for the storage, maintenance or repair itself, or for storage while she is for sale. Read alone it looks like a winter refit window written into tax law. It is not the argument, because the blanket exemption above already covers the same boat all year and without conditions: the seasonal carve-out is the narrower predecessor the blanket one overtook, and an owner who plans a date window around it is satisfying a condition he does not have. One live risk is worth knowing. Rhode Island H6256, introduced on 23 April 2025, would have repealed both the property tax and the sales and use tax exemptions for boats; House Finance held it for further study on 6 May 2025 and it died with the session, so the position above is current, but it was shot at inside the last eighteen months. The customs half of the argument is the Foreign Trade Zone. Newport Shipyard was designated one on 8 December 2020, is one of only four in the Safe Harbor group with Lauderdale Marine Center, Rybovich and Savannah Yacht Center, and was described at designation as the only yacht Foreign Trade Zone in the United States outside Florida. Inside it, a foreign-flagged, foreign-built yacht can be shown and sold to a United States buyer without leaving for international waters, and there is no limit on how long she may stay. For a yacht on the brokerage market that is the most valuable thing at the address.

Fog, gales and the hurricane question

The weather picture at Newport is better than its reputation in July and worse than its reputation in September. Prevailing summer wind is south-westerly and the heaviest gales come from the north-west and north-east. Rainfall is about 45 inches a year, with July the driest month at 2.94 inches. Fog is the real operational nuisance. The Coast Pilot records that in the entrance to Narragansett Bay and its approaches fog is more prevalent from April to October, that it is brought in on winds from east through south to south-west and cleared by northerlies and westerlies, and that the usual duration is 4 to 12 hours but that spells of 4 to 6 days with only short clear intervals are known. The head of the bay can be in sunshine while the entrance is shut in, which is exactly the situation that strands guests and delays departures.

The hurricane exposure is real but misread in both directions. New England is a long way north, and most hull policies want a yacht north of Cape Hatteras through the summer, so Newport is an insurer-preferred address for June and July. September is a different question. Hurricane Carol made landfall on 31 August 1954 as a category 3, over eastern Long Island and then near Groton in Connecticut rather than over Newport, and about 3,000 boats were destroyed across the region it crossed. Hurricane Bob made landfall over Newport as a Category 2 shortly before 2pm on 19 August 1991, with gusts near 100 mph recorded in the town and about USD 1.5 billion of damage across the region. Bob remains New England's last hurricane landfall. That is a long quiet run, and it does not change the fact that Newport's inner harbour is a working commercial basin with limited storm room, that the outer harbour anchorage is open to the north-east, and that the fleet is expected to have started south by the middle of September for a reason.

The fixed dates that fill the docks

Three dates govern the Newport season. The Newport Charter Yacht Show runs 22 to 25 June 2026 at the shipyard itself, an event with more than 35 years of history, run by the yard in partnership with the American Yacht Charter Association, drawing more than 80 charter brokers on the show's own 2026 previews and yachts from about 50 to over 200 feet. The Newport Bermuda Race, the oldest regularly scheduled ocean race, first sailed in 1906, is biennial and even-numbered: the 54th edition started from Fort Adams on Friday 19 June 2026, 636 nautical miles to St David's Light with a first gun at 1310 local and classes away every ten minutes, and roughly 150 boats entered. The next is 2028. Safe Harbor Race Weekend runs 7 to 9 August 2026 across the Safe Harbor sites at Newport, Portsmouth and Jamestown. Around them sit the Newport Yacht Rendezvous on 26 June 2026 for the Boys and Girls Clubs of Newport County, and the Newport Flower Show at Rosecliff on 19 to 21 June. Every one of those 2026 editions is now behind us, and read on 6 August 2026 the yard's own events page carried no 2027 dates at all. Take the pattern and confirm the day with the organiser: the Charter Yacht Show runs annually in late June, Race Weekend annually in early August, the Rendezvous in late June and the Flower Show in mid June, and the Bermuda Race next in 2028.

The Candy Store Cup needs correcting, because it is still quoted in yacht-season planners and it no longer exists. Newport Shipyard and Bannister's Wharf merged the Newport Bucket and the older Candy Store Cup into a single superyacht regatta whose first edition ran 29 to 31 July 2016. The last one ran 25 to 27 July 2019, racing on the 26th and 27th, with twelve sailing yachts from 20 to 56 metres, won overall by Sirona, with Nakupenda taking Class B and Delta House Class C. It has not been run since, and the yard's own 2026 events page does not carry it. No source states why it stopped or that anything formally inherited it, so do not read a succession into it. What is true is that the superyacht racing slot in Newport is now filled by Safe Harbor Race Weekend, whose Superyacht Coastal Racing class took six yachts of 87 to 118 feet in the 2026 edition, and which ran for the first time in 2021 with eight superyachts including the 60-metre Perini Navi Perseus3, the 56-metre Perini ketch Zenji and the 36-metre Whisper, plus 38 teams across six one-design and handicap fleets. If you are planning a 2026 or 2027 season around a Newport superyacht regatta, the event you want is Race Weekend in August, not the Candy Store Cup in July.

Getting there, and the airport that does not work

Newport has an airport and it is the wrong one. Newport State Airport at Middletown, two miles north-east of the town, has a main runway of 2,999 by 75 feet and a crosswind runway of 2,623 feet, both asphalt, no control tower, 100LL and Jet A on the field and customs landing rights. Three thousand feet rules out most mid-size and every large-cabin business jet, so guests arriving privately land at Quonset State Airport at North Kingstown, which has a 7,504-foot main runway, an FBO in FlightLevel Aviation and about 30 minutes of road to Newport. Scheduled traffic uses Rhode Island T.F. Green International at Warwick, about 25 miles and a 24.4-mile drive, roughly 40 minutes by car, or about 40 minutes and USD 40 to 65 by train and taxi. Long-haul guests connect.

Coming by sea from the winter base, the straight-line distance from Fort Lauderdale to Newport is about 1,020 nautical miles, and the sailed distance is longer because Cape Hatteras has to be given room. Delivery experience on owner and crew forums spans a very wide range for that leg: a fast sportfisherman has done Fort Lauderdale to New York in three days, a six-and-a-half-knot trawler has taken three weeks, and a cruiser planning an outside route with Intracoastal sections allowed about twelve days to Newport. Yachts that do not want to make the passage twice a year are shipped: Sevenstar Yacht Transport runs water-to-water loading to and from Newport with customs clearance and round-trip solutions, which is how a good number of European-based yachts arrive for a single New England summer.

Getting there by air
Newport State Airport is two miles north-east of the town at Middletown, with a 2,999 by 75 ft main runway, a 2,623 ft crosswind runway, no control tower, 100LL and Jet A on the field, and customs landing rights. Three thousand feet is not enough for most mid-size and no large-cabin business jets, so the jet goes to Quonset State Airport at North Kingstown, which has a 7,504 ft main runway, a second at about 4,000 ft, an FBO in FlightLevel Aviation and roughly 30 minutes of road to Newport. Scheduled flights use Rhode Island T.F. Green International at Warwick, 25 miles out and a 24.4-mile drive of about 40 minutes; the train and a taxi takes about the same and costs USD 40 to 65 (2025 route pricing). Long-haul guests connect through Boston or New York. There is no published helipad at the yard.
Arriving by sea, pilotage and clearing in
Approach through the East Passage of Narragansett Bay, which averages around 121 feet of water; Newport Harbor is 3.5 miles above Beavertail Light on the eastern side. Come in south of Goat Island: the northern entrance to the inner harbour is blocked by a fixed bridge with 14 feet of clearance. The inner harbour is a 5 mph zone. Work the yard on VHF channel 9. Pilotage is compulsory for foreign vessels and for U.S. vessels under register entering and departing Narragansett Bay and every port in Rhode Island waters; Northeast Marine Pilots of Newport board about 1.5 miles east of the Narragansett Bay Entrance Lighted Whistle Buoy, monitor VHF 16, 13 and 10 and work on 10, want an ETA confirmed by radio at least two hours out, and are booked at least 24 hours ahead through agents. Newport is a U.S. customs port of entry. A foreign-flagged yacht arriving in the United States needs a Certificate of Financial Responsibility with water pollution liability cover in place at least 21 days before arrival, and crew need B1 visas.
Reserving a berth, and how far ahead
There is no online booking for a large yacht. You submit the dockage request form on the yard's site, or write to the dock office at [email protected], or call the dock office on +1 401 846 6002; the general marina line is +1 401 846 6000 and the dockmaster is Charlie Longson. The yard quotes on the specific vessel. Safe Harbor's Newport office hours are listed as Monday to Friday 07:30 to 17:00 with weekends closed, so start the conversation on a weekday. For the peak weeks, and above all for the Newport Charter Yacht Show, the Newport Bermuda Race start and Safe Harbor Race Weekend, book as early in the year as you can: a 3,500-foot dock with a four-month season has no elasticity in it. If you hold a Safe Harbor slip or storage licence anywhere in the network you also get complimentary transient nights subject to availability and fuel at cost at Safe Harbor-operated fuel docks, which is a real reason to concentrate contracts in one operator.
What a berth costs
Nobody in Newport publishes a superyacht rate. Safe Harbor Newport Shipyard's own page titled Dockage and Marina Rates carries no rates at all: it lists the complimentary amenities, states that all invoices carry a 5 per cent environmental compliance charge and that 7 per cent Rhode Island sales tax applies to parts, fabrication and rentals where applicable, and sends you to a request form. Read 2026-08-06. That is the whole of the published tariff. The only per-foot rates published anywhere in the harbour come from the small marinas: Newport Marina at Lee's Wharf lists USD 6.00 per foot on weekdays and USD 7.00 at weekends for boats under 70 feet, and USD 7.00 weekday and USD 7.50 weekend over 70 feet, and Newport Yachting Center lists shore power at USD 20 a night for a 30 amp hookup, USD 40 for 50 amp and USD 100 for 100 amp. Those are small-boat comparables at other docks and they are not the shipyard's number. Treat them as a floor, not a guide. The City of Newport charges USD 0.50 per foot per hour at the Ann Street Pier and Perrotti Park, day use only, 40 ft maximum, no overnight.
Tax, and what it actually covers
Rhode Island exempts the sale, storage, use or other consumption of a new or used boat from its 7 per cent sales and use tax under R.I. Gen. Laws 44-18-30, numbered subsection 48 in current compilations and 49 in a Division of Taxation ruling, and exempts a registered motorboat from local personal property tax under 44-3-3, whether or not the owner lives in the state. That exemption is blanket, unconditional and runs all year, and it is the whole commercial argument. The seasonal provision quoted alongside it, subsection 46, disapplies the use tax from 1 October to 30 April to a boat in Rhode Island exclusively for delivery to a facility for storage, maintenance or repair, for the work itself, or for storage while she is for sale. It is an older, narrower predecessor that the blanket exemption has overtaken, so do not plan a date window around it. Neither covers the yard's bill: the 5 per cent environmental compliance charge applies to every invoice and 7 per cent state sales tax applies to parts, fabrication and rentals, with outboard motors from a dealer taxed at the full 7 per cent. Rhode Island H6256, introduced on 23 April 2025, would have repealed both exemptions; House Finance held it for further study on 6 May 2025 and it died with the session.
Foreign flag, chartering and the cruising licence
This is where a European owner gets caught. A foreign-flagged yacht runs in U.S. waters on an annual CBP cruising licence, and no commercial activity of any kind is permitted under it: no charter, no trips for hire, and CBP has been increasingly willing to refuse a permit to a vessel with any charter presence visible online, whatever the intended use in the United States. To charter legally in U.S. waters the yacht has to be formally imported, with duty at 1.5 per cent of hull value, and the U.S. cabotage rules on carrying passengers between U.S. points apply on top of that. If the object is a sale rather than a charter there is a third route at this address, and the page you are most likely to have read elsewhere will not mention it: the yard has held a Foreign Trade Zone since 8 December 2020, one of only four in the Safe Harbor group alongside Lauderdale Marine Center, Rybovich and Savannah Yacht Center, and the only yacht FTZ in the United States outside Florida. Inside the zone, which covers water and land and takes more than one yacht at a time, a foreign-flagged, foreign-built yacht can be displayed and sold to a United States buyer without ever leaving for international waters, and there is no limit on how long she may stay. Crew need B1 visas, and a company name that references chartering complicates those applications. The Newport Charter Yacht Show exists and is well attended, but the yachts working the New England charter market are the ones that have paid to be there.
Eating and drinking within walking distance
Belle's Newport is inside the gate and serves breakfast and lunch daily from mid-March to mid-December, which makes it the crew canteen for the whole yard. Three hundred metres up from the yard at 26 Marlborough Street is the White Horse Tavern, established 1673 and claiming to be America's oldest tavern; the kitchen closes at 9pm, which tells you most of what you need to know about Newport's dining hours. Down the harbourfront, The Mooring at 1 Sayer's Wharf is on the water with a floating patio and runs 11:30 to 22:00 daily all year. The Clarke Cooke House at 1 Bannister's Wharf is the long-standing Newport dining and late-night address. Thames Street behind the wharves is the length of the harbour and carries the volume of the town's bars and restaurants. After dark, Newport is a bar town rather than a late-dinner town, and crew from the yard walk the ten minutes to Bannister's and Bowen's Wharves rather than taking a car anywhere.
The fixed dates that fill it
Newport Charter Yacht Show, 22 to 25 June 2026, at the shipyard, more than 80 charter brokers on its own 2026 previews, yachts from about 50 to over 200 feet, run with the American Yacht Charter Association. Newport Bermuda Race, biennial in even years, 54th edition started from Fort Adams on Friday 19 June 2026, 636 nautical miles to St David's Light, first gun 1310 local, classes every ten minutes, around 150 boats; next 2028. Newport Yacht Rendezvous for the Boys and Girls Clubs of Newport County, 26 June 2026, 17:00 to 22:00. Newport Flower Show at Rosecliff, 19 to 21 June 2026. Safe Harbor Race Weekend, 7 to 9 August 2026, across the Safe Harbor sites at Newport, Portsmouth and Jamestown, and this is the superyacht regatta now, with a Superyacht Coastal Racing class of six yachts from 87 to 118 ft in 2026: the Candy Store Cup has not been run since its last edition on 25 to 27 July 2019 and the yard's own events page no longer carries it. All the 2026 editions above have now run, and the yard's events page carried no 2027 dates when it was read on 6 August 2026, so confirm next year's day with each organiser rather than with a season calendar.
What is NOT published
The berth tariff, at any length, at any season, in any form. There is no rate card, no per-foot band, no weekly or monthly figure and no annual contract price for Safe Harbor Newport Shipyard, and the same is true of every other superyacht dock in Newport. Nor is there a published amperage or voltage for the shore power, a published per-kWh or per-cubic-metre rate for power and water, or a published pump price for fuel. The berth count itself is not published: the yard quotes linear feet, not slips. Maximum LOA is quoted at 350 feet by the yard and 365 feet by its parent, and the third travel lift is quoted at 150 tonnes by the yard and 100 tonnes by the trade directory. Yard labour rates are not published either. The practical consequence is that an owner comparing Newport with a Mediterranean marina has no comparable to bid against and has to negotiate from a quote.

نقاط القوة وما يستدعي الانتباه

نقاط القوة

  • A refit yard and a superyacht marina on the same siteThree Marine Travelifts to 500 metric tonnes, about 40,000 square metres of yard with 12,000 of hardstanding, and in-house paint, engine, carpentry, electrical, machining, fabrication and rigging trades, immediately behind 3,500 linear feet of dock.
  • Rhode Island taxes boats at nothingNo state sales or use tax on the sale, storage or use of a boat under R.I. Gen. Laws 44-18-30(48), and no local property tax on a registered motorboat under 44-3-3, whether or not the owner lives in the state. The exemption is blanket, unconditional and year-round, which is why the much-quoted 1 October to 30 April winter provision adds nothing to it.
  • A Foreign Trade Zone, and the only yacht one outside FloridaDesignated 8 December 2020 and one of only four in the Safe Harbor group, it lets a foreign-flagged, foreign-built yacht be shown and sold to a United States buyer without leaving for international waters, with no limit on how long she stays.
  • Deep, sheltered, easy water and a port of entryThe Coast Pilot calls Newport an important harbour of refuge with easy access day and night, the East Passage averages around 121 feet, the inner harbour current is usually under half a knot, and Newport is a U.S. customs port of entry.
  • The season is dense rather than longThe Charter Yacht Show, the Bermuda Race start and Safe Harbor Race Weekend fall inside seven weeks, so a yacht that times it right gets the whole American East Coast market walking past her passerelle.

ما يستدعي الانتباه

  • No published price of any kindThe yard's own Dockage and Marina Rates page carries no rates. Neither does any other superyacht dock in Newport. No per-foot band, no weekly figure, no annual contract, no power or water tariff, no fuel price. An owner negotiates with no comparable to bid against.
  • A four-month season at bestBelle's runs mid-March to mid-December and the yachting season inside that is roughly Memorial Day to mid-September. The Coast Pilot notes that in severe winters ice interferes with navigation in the inner harbour and a channel has to be kept broken open by traffic.
  • Fog from April to OctoberThe Coast Pilot records fog as most prevalent in the bay entrance and approaches over exactly the months the fleet is there, with the usual spell 4 to 12 hours but 4 to 6 day spells on record with only short clear intervals.
  • The very largest yachts do not go alongside as a matter of routineThe whole facility carries 3,500 linear feet of dock. A 110-metre yacht takes more than a tenth of it. Maximum draught is 24 feet and maximum beam 80 feet for a wet slip and 70 feet for a transient one, and a lot of the visible superyacht presence in August is at anchor in the outer harbour, which has no power.
  • September hurricane exposure and a shallow storm marginHurricane Carol made landfall over eastern Long Island and then eastern Connecticut on 31 August 1954 as a category 3, destroying about 3,000 boats across the region it crossed; Hurricane Bob made landfall over Newport as a Category 2 on 19 August 1991 with gusts near 100 mph and about USD 1.5 billion of regional damage. Bob is New England's last hurricane landfall, which is a long quiet run rather than an absence of risk.
  • The local airport cannot take the aircraft your guests arrive inNewport State's longest runway is 2,999 feet, which rules out mid-size and large-cabin business jets, so private arrivals use Quonset State 30 minutes away and scheduled arrivals use T.F. Green 24.4 road miles away with a connection behind them.

لمين هو: An American or American-based owner who wants a serious refit yard, a rigging shop and a social harbour for a hard four-month summer and will accept an unpublished price and a September deadline, not an owner looking for a year-round base or a guaranteed berth above about 50 metres.
