Why a berth is the hardest thing to buy

The market for yachts above 40 metres has grown far faster than the number of places able to take them. Most historic harbours were laid out for fishing fleets and coastal trade, and their quays were never meant for a 70 metre hull with deep draught and a wide beam. When an owner commissions a large yacht, the question of where it will sleep can be harder to answer than who will build it. A finished hull can wait months for a permanent home.

Scarcity shows up in the price. Long leases on the best berths in Monaco and Antibes change hands for sums that rival the cost of a serious apartment, and the largest positions rarely reach the open market at all. Owners often buy a berth years before they take delivery of the yacht that will use it. That forward planning has become a normal part of ownership at the top of the fleet.

The Mediterranean runs to a calendar

The core cruising year still turns around the Western Mediterranean between May and September. Yachts move from the Riviera to Sardinia and across to the Balearics, tracking a run of events that anchor the summer. Cannes and the Sardinia regattas set the dates that captains plan around. Owners want to be in the right bay on the right weekend, and berths near those events fill first.

The season has an edge to it because the good berths are finite and the calendar is fixed. A marina within a short passage of Saint-Tropez or Porto Cervo can charge accordingly through July and August. The shoulder months have grown in value as owners look for quieter cruising in early summer and September. Winter sends much of the fleet to refit yards or across to the Caribbean.

Choosing a home port

A home port is more than a parking space. It sets the tax and flag questions an owner has to manage and the pool of crew and contractors within reach. It also shapes the cost of keeping the yacht ready between trips. Palma and Antibes have grown into service capitals because the trades cluster where the yachts sit, and a marina with a strong yard nearby saves an owner from long delivery passages every time work is needed.

The decision carries a social weight as well. Some owners want the visibility of Port Hercule, where the yacht sits in the middle of the action. Others are happy with the calm of Porto Montenegro or the winter sun of Abu Dhabi. The right home port depends on where an owner cruises and what they want the berth to say. It is one of the first calls a new owner makes and one of the hardest to reverse.
