Dónde está y cómo se entra
La marina está en el frente marítimo de Limassol, la segunda ciudad de Chipre, a 34 grados 40,0 minutos norte y 33 grados 02,4 minutos este, y trabaja en el canal 12 de VHF. Se construyó hacia fuera desde el puerto viejo como un barrio enteramente nuevo, así que el agua, los muelles y las calles de detrás se trazaron a la vez pensando en yates grandes.
La marina no publica profundidades ni calado máximo en sus materiales públicos, que es la única laguna de una documentación por lo demás buena, así que un casco profundo debería pedir una cifra por escrito a la oficina de amarres antes de la travesía. Lo que sí publica es su posición respecto a todo lo demás, y aquí ese es el dato más útil. Beirut está a 130 millas náuticas, Port Said a 205, Kastelorizo a 205, Rodas a 255, Alejandría a 265 y el canal de Suez a 285.

Qué tiene
La propia página de servicios de la marina declara 650 amarres para yates de hasta 110 metros. Su empresa gestora da 680 amarres y un máximo de 120 metros. En cualquiera de los dos casos, esta es con diferencia la mayor capacidad para superyates del Mediterráneo oriental, y las cifras conviene confirmarlas para un barco concreto.
Más revelador que la cifra de cabecera es que la marina declara más de 500 titulares de amarre anual. Eso es una flota residente, no de paso, y cambia el carácter del sitio. Los muelles están ocupados en febrero. La tripulación vive en la zona. Los negocios del paseo tienen clientela más allá de las ocho semanas de verano.

La única marina del Mediterráneo oriental que admite un yate de 110 metros, y encima publica su tarifario.

La realidad del amarre
Aquí la disponibilidad es de verdad mejor que en el Mediterráneo occidental porque la demanda es menor y la marina es grande. Se ofrecen noches sueltas, estancias largas, contratos de temporada y amarres anuales, y a un yate grande que llegue en temporada media se le suele acomodar avisando con poco tiempo.
Es además puerto de entrada oficial, así que un yate despacha entrada en la Unión Europea en el muelle, con seguridad 24 horas y circuito cerrado de televisión, escucha en VHF 12 y asistencia al amarre a la llegada. Para un yate que sube desde Suez o cruza desde el Levante, esa es la diferencia entre una llegada sencilla y un día perdido en un puerto comercial. Chipre es Estado miembro de la UE, así que un yate que ya esté en libre circulación sigue en libre circulación y no hay plazo de admisión temporal que gestionar al llegar. Los cambios de tripulación se tramitan en la misma oficina.

Cómo se consigue un amarre, y las villas que vienen con él
Los amarres se contratan directamente con la oficina de amarres y, cosa poco habitual en una marina de este nivel, el tarifario está publicado para descarga. Hay condiciones anuales, de temporada, de estancia larga y por noche. Las consultas van al mostrador de amarres de Limassol.
La otra vía es la residencial, y es la firma de la marina. El desarrollo incluye apartamentos y villas, entre ellas 44 Island Villas, cada una con un amarre privado pegado al jardín, de modo que el armador va de la casa al yate andando. Hay también un grupo de Peninsula Villas. Los tamaños y los precios de los amarres asociados a cada propiedad se dan a consulta y no se publican, así que quien compre dentro del esquema debería dejar claro exactamente qué amarre lleva la escritura.

Lo que cuesta
El precio va por eslora y por temporada y el tarifario es público, lo que convierte a Limassol en una de las marinas de este nivel más fáciles de presupuestar. Las tarifas están bastante por debajo de los grandes puertos del Mediterráneo occidental para la misma eslora, y en buena parte por eso se ha formado aquí una flota residente. La posición dentro de la marina importa menos que en Mónaco o en Porto Cervo, porque no hay prima de circuito ni fachada de piazzetta que pagar.
La base de costes general sigue el mismo patrón. Chipre es un país más barato que Francia, Italia o España en aprovisionamiento, mano de obra y hostelería, y una temporada aquí cuesta una fracción de una temporada en la Riviera. Los armadores que se mueven al este suelen hacerlo después de comparar dos veranos uno al lado del otro. La única partida que no baja es el combustible, que se compra con los impuestos comunitarios pagados para un yate de uso privado igual que en cualquier otro punto del bloque.
Energía, agua, combustible, residuos y varadero
Llegan a los amarres electricidad monofásica y trifásica y agua potable, con estación de combustible en el recinto. La gestión de residuos cubre descarga de aguas grises y negras, retirada de aceite usado y achique de sentinas. La tripulación tiene duchas y aseos, aparcamiento propio y servicio de buggy, y la marina ofrece fibra óptica de alta velocidad con telefonía e IPTV además de wifi en todo el recinto.
Hay varadero, y conviene entender sus límites. Tiene un travel lift de 100 toneladas, un remolque de 40 toneladas y una rampa, más efectos navales, almacenaje de invierno y un parque de embarcaciones sobre remolque para barcos de hasta 10 metros. Eso cubre reparaciones ligeras, mantenimiento y la parte pequeña de la flota. Un yate de 60 metros que necesite varar se va a Palma, a La Ciotat o a Turquía.
Seguridad, intimidad y el barrio que rodea los amarres
La seguridad es de 24 horas con cámaras en todo el recinto y acceso controlado, y Chipre es una jurisdicción con poca delincuencia. La recepción y la conserjería de la marina funcionan a cualquier hora. En materia de seguridad, un armador no tiene nada en lo que pensar. El barrio residencial de detrás de los amarres está cerrado por sí mismo, lo que añade otra capa para los armadores que mantienen una villa aquí.
La intimidad es intermedia. Este es un barrio residencial y comercial con restaurantes, boutiques de marca, un club de spa y fitness, un museo y una escuela náutica, y el paseo está abierto a la ciudad. Los yates se ven desde el frente marítimo. La compensación es que Limassol no tiene nada parecido al turismo de mirones de yates de Mónaco o de Portofino, y la gente del paseo es sobre todo local.
En tierra, los aeropuertos y la temporada
Los aeropuertos internacionales de Lárnaca y Pafos están cada uno a unos 70 kilómetros de la marina, más o menos una hora por carretera a cualquiera de los dos. Los dos tienen conexiones europeas y manejo de aviación de negocios, y contar con dos aeropuertos a distancia parecida es una cobertura práctica. La marina está en el centro de la ciudad, así que restaurantes, hoteles y comercios están en la puerta.
La temporada es la más larga de todas las marinas de esta guía. Chipre tiene uno de los inviernos más suaves del Mediterráneo, con una media en torno a 14 grados de noviembre a febrero, así que la primavera y el otoño son plenamente utilizables y un yate puede estar armado todo el año. La navegación recorre la costa de la isla hasta Latchi, Pafos, Protaras y Ayia Napa, con la costa turca y el Dodecaneso a una travesía más larga. La temperatura del agua aguanta bien entrado noviembre, así que los juguetes acuáticos siguen en uso meses después de que se haya cerrado la temporada occidental.
El inconveniente sincero
Empiece por la tabla de distancias, pero al revés. Chipre está muy lejos de la Riviera, de Baleares y de Cerdeña, así que un yate basado aquí se ha comprometido con la cuenca oriental y con una travesía de reposicionamiento de varios días si el armador cambia de idea. La cercanía a la costa del Levante es la otra cara de esa moneda, y es la razón por la que algunos armadores y algunas aseguradoras tratan de otra manera el Mediterráneo oriental. Esa es una conversación que hay que tener con un corredor antes de comprometer una temporada.
Quedan dos apuntes prácticos. La capacidad técnica pesada no está aquí, así que el refit de un yate grande implica una travesía de traslado. Y la gestión ha cambiado: hoy lleva la marina FS Marinas, mientras que los listados y las guías más antiguos siguen citando a Camper and Nicholsons Marinas junto al grupo local Francoudi and Stephanou. El armador que trabaje con una ficha de directorio de hace dos años está llamando a la empresa equivocada.
En tierra, accesos y reservas
| Getting there | Larnaca and Paphos international airports are each about 70 km from the marina, roughly 45 minutes to an hour on the motorway, and having two at a similar distance is a practical hedge when a flight moves. A private car from Larnaca is quoted between about EUR 60 and EUR 105 depending on the operator, the vehicle size and the time of night, so agree the figure before the transfer rather than at the kerb. Cruisers report that the Cyprus marinas will assist with inward and outward clearance for a fee, and that the fee is normally waived on a marina contract of six months or more. Limassol is an official port of entry with customs and immigration clearance available 24 hours a day, which is the practical difference between arriving here and arriving at a commercial harbour.

The Limassol Boat Show organisers posted on 17 February 2026 that the show is postponed to 2027. The last edition ran 22 to 25 May 2025 at Limassol Marina. Several third-party exhibition directories were still listing May 2026 dates when Yotters checked, so anyone planning a berth around the show should take the date from the organisers rather than an aggregator.

Cypriot maritime practices describe a yacht leasing scheme under which Cyprus VAT at 19 per cent applies only to the portion of use deemed to take place in EU territorial waters, with the deemed proportion falling as the vessel gets larger. It runs on a written lease of not less than 91 days and not more than 48 months, with an option to purchase at the end at a final consideration of not less than 2.5 per cent of the yacht's initial value. The savings depend entirely on the structure and on current guidance, so this is a question for an adviser and not a rule of thumb.

Yotters compared three published sources and none of them agree. The marina's own berthing pages give 650 berths for yachts up to 115 m with a 100 tonne travel lift. The operator, FS Marinas, gives 680 berths, a 120 m maximum LOA, 22 superyacht berths for 40 to 120 m, a 22 m maximum beam, depths of 4.5 to 17 m, shore power of 16 A to 850 A and a 110 tonne lift. Noonsite gives berths from 8 to 115 m and draft from 3.5 to 9 m. That is a normal state of affairs in marina publishing and it is why the berthing office, not a directory, is the source for a specific boat.
