La aproximación y la bocana
Port Vauban está en el lado este de la península de Antibes, metido bajo las murallas y el Fort Carre, en lo alto de la Baie des Anges. La aproximación desde la mar es limpia, con la entrada balizada de día y de noche y acceso posible en casi cualquier condición. El canal en sí es estrecho para lo que pide un superyate, de unos 50 metros de ancho, y el límite de velocidad en la bocana y en las dársenas es de tres nudos. La profundidad en la entrada va de unos cinco a ocho metros.
La debilidad es el este. El dique principal de piedra cubre el puerto de la mar de fondo del norte, y la torre Vauban abriga el puerto interior, pero la entrada está abierta al sector este y un levante fuerte deja la aproximación incómoda y los amarres exteriores movidos. Los capitanes que llegan de Córcega o de Italia con viento fuerte suelen esperar fuera o desviarse. Dentro de las dársenas las profundidades bajan a dos y cuatro metros, que es el dato más importante de todo el puerto. Un yate de más de unos 30 metros no va a ninguna parte que no sea el muro exterior.
Qué tiene el puerto y dónde va un yate grande
A Port Vauban se le atribuye una capacidad de 1.500 amarres, desde embarcaciones locales pequeñas hacia arriba, y es esa mezcla la que le da al sitio su carácter de puerto de trabajo. Casi todo ese número le da igual al armador de un yate grande. Los amarres que importan están en el dique exterior que gestiona el International Yacht Club d'Antibes, el muelle que todo el mundo llama Quai des Milliardaires, creado en 1986 justamente para admitir yates de 50 metros en adelante.
El muelle del IYCA se adentra hoy 650 metros en el mar y tiene diecinueve amarres permanentes, con un proyecto publicado de ampliación que lo llevaría a 1.250 metros. La distribución es precisa y conviene conocerla antes de preguntar. Hay siete posiciones de 70 por 16 metros, cuatro de 80 por 18, seis de 90 por 20, una de 150 por 28 y una de 165 por 40. El calado máximo en el muelle exterior se declara entre cinco y ocho metros.

Diecinueve amarres en el muro exterior, y todos son un arrendamiento que se extingue en diciembre de 2042.
La realidad del amarre en temporada
Los yates se ponen de popa al muelle a lo largo del dique. El viejo montaje de cadenas madre y boyas de amarre se ha sustituido por un sistema de mooring box instalado en las obras recientes, que elimina los enganches de cadena y la caza de boyas que antes hacían lenta la maniobra aquí. Hay asistencia al amarre, y el canal estrecho obliga a coordinar las llegadas con el puerto.
La disponibilidad en julio y agosto es prácticamente nula en las posiciones permanentes, porque las diecinueve están en manos de armadores con arrendamientos largos que las usan. Lo que se mueve es el sitio de escala cuando un arrendatario está fuera, y eso lo asignan el club y el puerto. El armador que planee un verano en la Riviera sin arrendamiento debe dar por hecho que Antibes es un sitio que visita de acuerdo previo, no un amarre con el que pueda contar.

Qué es en realidad un amarre aquí, y cómo se compra
El sistema francés es distinto del monegasco y esa diferencia decide el dinero. Port Vauban se explota bajo una delegación de servicio público, y desde el 1 de enero de 2017 la concesión la tiene Vauban 21, una sociedad formada por la cámara de comercio local con la Caisse des Depots y la Caisse d'Epargne Cote d'Azur. Esa concesión dura 25 años, hasta diciembre de 2042. Un arrendamiento de amarre en el muelle es un derecho de uso que se extingue con la concesión, así que lo que compra un armador es un activo que se consume, con una fecha final conocida y sin renovación garantizada.
Los arrendamientos cambian de manos de forma privada, normalmente a través de un círculo pequeño de brokers de amarres y de las grandes casas de brokerage. Las cifras publicadas de posiciones de más de 50 metros en el muelle han llegado a ocho cifras, con menciones de entre EUR 10 millones y más de EUR 20 millones en los comentarios de mercado de 2026, y un amarre de superyate más pequeño llegó a anunciarse públicamente por EUR 4.150.000 con el IVA incluido y el pago repartido en dieciocho años. Son precios de salida en un mercado con un puñado de operaciones, así que trátelos como una horquilla. Por debajo del dique, los contratos anuales y de temporada del puerto público los lleva directamente Vauban 21.
Energía, combustible, residuos y tripulación
El muelle lleva agua y electricidad, estación de combustible y una estación de bombeo con recogida de residuos. La reciente remodelación de EUR 135 millones reconstruyó el recinto del IYCA con un proyecto del estudio de arquitectura Philippe Prost y añadió las cosas que una tripulación grande usa de verdad. Hay un centro de tripulación propio con sala de estar, gimnasio y vestuarios, un bar lounge de socios con unos 700 metros cuadrados de terraza, carritos de golf eléctricos para mover gente y pertrechos a lo largo de 650 metros de muelle, y un mostrador de conserjería.
La seguridad en el dique es de acceso privado controlado con circuito cerrado de televisión, lo que deja al yate detrás de una cancela y lejos del paseo público que recorre el resto del puerto. Hay un helipuerto autorizado en el muelle de unos 28 por 29 metros con autorización de aterrizaje diurno y nocturno y cuatro plazas de estacionamiento de helicóptero. La membresía del club está por niveles, y el nivel que tome un armador determina qué puede usar en tierra.

La base de oficios, que es la razón real para estar aquí
Antibes reúne la mayor concentración de tripulación de yate, agencias de tripulación, casas de brokerage y oficios náuticos del mundo, y está a distancia de paseo del muelle. Cualquier cosa que un armador necesite resolver en una semana, desde un mecánico hasta un equipo de barnices o un chef con cuatro horas de aviso, se encuentra en el casco antiguo que hay detrás del puerto. Esa profundidad es la razón por la que tantos yates se gestionan desde Antibes aunque amarren en otra parte.
Para el trabajo sobre el propio yate, el astillero de Monaco Marine en Antibes está en el puerto, con unos 16.000 metros cuadrados y más de 230 barcos al año, aunque su rango de izado cubre más o menos de 5 a 45 metros. Todo lo mayor se va costa adelante. La Ciotat, a unos noventa minutos al oeste, tiene a MB92 y Compositeworks y la capacidad de izado pesado para yates de hasta 100 metros y más. El armador con base en Antibes tiene los oficios en la puerta y los astilleros grandes a un día de navegación.

El pueblo y qué hace una familia durante una semana
Antibes es un pueblo de verdad con vida al margen del mundo del yate, algo poco habitual en esta costa. El casco antiguo tras las murallas tiene un mercado provenzal cubierto casi todas las mañanas, el museo Picasso, en el Chateau Grimaldi, está sobre la muralla marina a unos minutos del muelle, y las playas del Cap y de Juan-les-Pins quedan a un rato en coche. Juan-les-Pins pone la vida nocturna del verano. Cannes está veinte minutos al oeste, Niza veinte minutos al este, y los pueblos de las colinas de detrás llenan una tarde.
El aeropuerto de Nice Cote d'Azur está a unos veinte minutos del muelle con tráfico normal, con manejo completo de aviación privada y conexiones de largo radio, lo que convierte a Antibes en la base más cómoda de la costa para invitados que llegan en avión. Los hoteles cerca del puerto son buenos, pero no del nivel de Mónaco. Las familias suelen usar el yate como alojamiento y el pueblo como base en tierra.
La temporada y las semanas que la llenan
Vale el patrón de la Riviera. El puerto sube desde mayo, va fuerte todo julio y agosto y aguanta en septiembre. La fecha fija que marca el calendario local es el Cannes Yachting Festival, del 8 al 13 de septiembre en 2026, repartido entre el Vieux Port y Port Canto, que arrastra yates a lo largo de este tramo de costa y aprieta el espacio antes y después. El salón de Mónaco llega quince días más tarde.
A diferencia de los puertos de veraneo, Antibes no se vacía. Varios miles de tripulantes viven en el pueblo todo el año, las casas de brokerage y las agencias trabajan durante el invierno, y el puerto sigue ocupado mientras los yates se preparan o descansan. El amarre de invierno se consigue de verdad y a precio razonable. El programa de remodelación sigue a lo largo de 2026 con tres edificios nuevos y un punto de reciclaje previstos, así que un armador debe contar con obras en alguna parte del puerto.

El inconveniente sincero
El problema es el arrendamiento. Cada euro gastado en un amarre de aquí se acaba en diciembre de 2042, salvo que la ciudad renueve en condiciones que nadie puede prever, y no hay una propiedad plena a la que agarrarse. Los armadores que pagan ocho cifras están comprando, tal como están las cosas en 2026, unos dieciséis años de uso restantes, y el mercado de reventa es lo bastante estrecho como para que una venta forzada fuera lenta.
El puerto en sí también tiene defectos sinceros. Está abierto al este y es incómodo con levante fuerte. Las dársenas interiores son someras y están llenas de embarcaciones pequeñas. Es un puerto de trabajo con el ruido y el tráfico que eso implica, y los muelles públicos son públicos de verdad. Al armador que quiera una marina de resort de manicura, Antibes le va a parecer basta al lado de Porto Cervo o de Yalikavak.
Shore power, and the cable rules that go with it
The port's 2026 tariff document states the supply plainly, which is rare. Port Vauban is fed at 230 V plus or minus 10 per cent, 50 Hz single-phase, or 400 V plus or minus 10 per cent, 50 Hz three-phase, through standard-compliant sockets. There is no 60 Hz supply, so a 60 Hz yacht converts on board. The document goes further and specifies the cable: one flexible cable per socket, in a single length of no more than 25 m, type HO7 RN-F at 3G2.5 for a 16 A socket and 3G6 or 5G6 for a 32 A socket. It also warns in writing that without an isolation transformer on board, electrolysis can damage the yacht or her neighbours, which is the port saying that galvanic corrosion here is the owner's problem and not the port's.
Fluids for a yacht of 12 m and over are billed on actual consumption where there is an individual metered connection, and on a flat rate where there is not. Metered, water is EUR 3.79 per cubic metre and electricity EUR 0.38 per kilowatt hour, both with VAT included, on the 2026 schedule. A yacht lived aboard without electricity metering pays a 10 per cent surcharge on the berthing fee itself, not on the power. Water is rounded up to the whole cubic metre. Hoses and cables are supplied by the yacht, and the water tap must be self-closing.
The published tariff, and the season that is not July
Port Vauban publishes a full superyachting tariff and it is banded by length and beam together, in sixteen categories from Z-QDM at 53.99 m and 12 m of beam up to Z15 at 158.99 m and 27 m. Beam is a hard cap in each band, so a wide hull moves up a category regardless of her length. The surprise is the season structure. High season at Antibes is May, June and September, not July and August, and the rates say so. A category Z05 berth, up to 85.99 m and 17 m of beam, costs EUR 3,479 a day with VAT in May, June and September against EUR 3,163 in July and August and EUR 1,582 in low season. Category Z08, to 106.99 m and 20 m, runs EUR 4,718, EUR 4,289 and EUR 2,253. Category Z15 runs EUR 7,434, EUR 6,758 and EUR 3,833. Low season is 1 January to 1 May and 1 October to 1 January.
Two discounts sit under those headline numbers. In July and August a yacht in category Z03 or above staying fifteen consecutive nights or more is discounted 30 per cent on the high-season rate. And a winter contract, available for stays of one month or more, prices the same berths far lower: EUR 331 a day with VAT for Z-QDM, EUR 1,299 for Z07 up to 99.99 m and 19 m of beam, EUR 2,319 for Z15. Worked through, a 100 m yacht on a 19 m beam sitting on the Quai Camille Rayon from 1 October to 1 May pays 212 days at EUR 1,299, or EUR 275,388 for the winter, before metered water and power. The same yacht alongside for a week in June pays EUR 4,288 a day, or EUR 30,016. Cancellation terms are strict enough to matter: a stay of ten nights or fewer cancelled inside 72 hours of arrival is charged in full.
En tierra, accesos y reservas

A berth here is a wasting asset, and the market for one is tiny
A superyacht position on the quay was listed publicly in July 2025 at EUR 4,150,000 including VAT and all service charges, payable in instalments across an eighteen-year term, with annual rental income estimated at about EUR 220,000. The listing did not state berth dimensions, the lease expiry or the itemised service charges, which is normal for this market and the reason an owner needs his own reading of the concession before he pays.

Worth knowing in both directions when an owner is choosing where to take a party ashore.
