Albany Marina (New Providence, Bahamas)

A private resort built around its marina, not the other way round

The community was built around golf and boating rather than the reverse: Ernie Els laid out the championship course himself, and it has hosted Tiger Woods' own PGA Tour event, the Hero World Challenge, every December since the resort opened. The marina sits below a curved run of waterfront residences and is walkable to eleven restaurants, a theatre, a spa and the Albany Recreational Center. None of that is available to a transient crew by right - only to members, owners and their invited guests.

A yacht that is not part of the ownership or membership structure can still dock here, and Albany is explicit that it wants the business: the marina publishes a full transient rate card rather than turning outside boats away. The catch is the price. Every tier below transient - Albany member, NEXUS Bahamas member, NEXUS Global member - pays a materially lower rate for the identical berth, so an owner who plans to return to Nassau more than once or twice has a real financial reason to look at membership rather than paying transient every time.

Berths, depth and what is actually at the dock

The floating concrete system keeps the berths stable in a tidal, occasionally swell-exposed anchorage, and marina attendants are on the docks seven days a week to handle lines - a detail that matters more here than at a Mediterranean stone quay, because a first-time Bahamas berth with an unfamiliar current benefits from local hands on the cleats. Maximum draft is around 4.8 m, which comfortably covers the range of yachts the slip lengths are built for, and every published figure for the marina agrees on the 71-slip count even where the exact upper LOA varies slightly between sources - a consistency that is itself a small reassurance about the underlying data.

What the marina does not offer is anonymity or self-service: check-in runs through the Harbor Master's office and a Slip Reservation Form, and a yacht turning up unannounced is not guaranteed a berth, since public reservations above 30 m are, in the marina's own description, highly restricted. A security and yacht-watch program covers the basin around the clock, which is one reason owners who base a boat here for the season describe the marina as reassuring to leave unattended.

The marina does not pretend a non-member and a member are paying for the same thing, and the rate sheet says so in writing.

What a berth actually costs, tier by tier

The rate card runs three full seasons: 22 November to 30 April, 1 May to 21 November, and a Peak band covering Thanksgiving week, the Christmas-to-New-Year fortnight and Easter, when the per-foot rate rises to USD 11 and peak bookings carry a minimum stay of three nights (five over 20 December to 5 January). Electricity is metered separately at USD 0.77 to 0.80 per kWh and water at USD 0.32 to 0.34 per gallon depending on tier, and garbage is billed per bag at USD 10 - all on top of the headline dockage number, and all subject to 10% VAT and a 12% service charge.

Cancellation is unforgiving by marina standards: the full rate is due in full at the time of booking, a non-peak reservation gets a refund only with 72 hours' notice, and a peak-season cancellation inside the 30-day window forfeits half the payment outright. NEXUS Global membership at USD 14,500 a year, or NEXUS Bahamas at USD 6,750, buys a materially cheaper per-foot rate plus a lodging credit and reciprocal club access in New York and London - so a captain planning more than one Nassau season for an owner has a real spreadsheet argument to make for joining rather than paying transient twice.

Life on the dock, and what crew do and do not get

The ARC is a dedicated 4,200 sq ft facility with a gym, lounge, games area and outdoor sports courts, built specifically because Albany's owners wanted a place for visiting crew that did not require guest privileges elsewhere on the property. It is a small but real acknowledgement that a superyacht marina's actual daily traffic is crew, not owners, most of the year.

For the yacht's principals and their guests, the calendar has a genuine fixed date: the Hero World Challenge, Tiger Woods' invitational PGA Tour event, is played on the Els-designed course every December and is one of the few weeks the marina can be assumed to be at capacity with owners who are there specifically for the golf rather than the boating.

What captains and reviewers actually say about docking here

The positive pattern is specific rather than generic: reviewers name individual dockmasters and describe attentive line-handling and communication, which tracks with a marina that staffs attendants seven days a week rather than leaving arrivals to find their own berth. That is the experience Albany is selling to members and to transient guests who have paid the full rate.

The refused-shelter account is the sharper data point for anyone weighing whether to join. It suggests the members-only line is a real operating policy rather than a marketing distinction, which cuts against Albany in an emergency but is consistent with everything else the marina publishes about who gets which privileges. An owner deciding whether membership is worth USD 6,750 to 14,500 a year should weigh that alongside the per-foot savings.

Clearing in to the Bahamas before the berth even matters

Click2Clear lets a captain file the cruising permit, crew list and payment up to 14 days before arrival, but filing online does not replace the physical requirement to clear in at one of the Bahamas' 32 designated Ports of Entry, flying the yellow quarantine flag until customs and immigration have signed off. Nassau, where Albany sits, is one of those ports, so a yacht bound for Albany can complete the paperwork before departure and still needs the in-person clearance on arrival.

The 1 April 2026 fee schedule, introduced under the Port Authorities (Amendment) Bill, is recent enough that a captain who last cleared into the Bahamas before that date should not assume the old numbers still apply. None of this is Albany-specific - it is true of any yacht entering Nassau - but it is the step that happens before the marina's own reservation process, and skipping it is the more common way a yacht's Bahamas season starts badly.

Albany against the other Nassau marinas

Atlantis is the higher-profile, more tourist-facing address, built around a casino resort and waterpark rather than a residential community, and it does not carry Albany's membership structure or its Ernie Els golf course. Downtown Nassau's harbour is the working, historic port - closer to Bay Street's shopping and to the cruise ship terminal, but without a resort's amenities on the doorstep at all.

Albany's pitch sits apart from both: it is the only one of the three built as a private residential community first and a marina second, which is exactly why its transient pricing carries a resort access fee that neither a public downtown berth nor, in the same form, Atlantis's marina charges. An owner choosing between them is really choosing an onshore experience, and the marina fees follow from that choice rather than the reverse.

Hurricane season is the other calendar to plan around

Marina rate cards rarely say this outright, and Albany's is no exception - the May-to-November band is priced as the off-peak season, not flagged as the storm season, even though the two calendars are the same calendar. A captain basing a yacht at Albany through the northern summer should treat the marina's floating concrete dock system and slip-side security as a genuine asset in a storm, but still confirm what the marina's own storm protocol requires of a berthed vessel before committing to a long stay through those months.

This is not a criticism specific to Albany - every Bahamas and wider Caribbean marina carries the same seasonal overlap - but it is exactly the kind of connection between two published facts, the rate calendar and the hurricane calendar, that is easy to miss reading either one in isolation.
