Limassol Marina (Cyprus)

Limassol Marina est la base à superyachts de référence en Méditerranée orientale, un port et un quartier résidentiel construits pour cela sur la côte sud de Chypre. Une marina bâtie comme un quartier

Limassol Marina occupe le front de mer de la deuxième ville de Chypre, construite à partir du vieux port comme un quartier entièrement neuf. Elle a été pensée comme un lieu de vie autant que comme un lieu d'amarrage, avec des logements et des restaurants enroulés autour de l'eau. Le projet donne à Limassol un front d'eau moderne qui manquait à la ville. Son échelle et son caractère résidentiel la distinguent d'une marina classique. Tout le quartier a été bâti en une seule phase planifiée, ce qui lui donne une cohérence que les ports plus anciens, poussés par morceaux, n'ont pas.

La marina est gérée par Camper and Nicholsons Marinas en partenariat avec le groupe local Francoudi and Stephanou. Ce soutien a apporté des standards internationaux dans une partie de la Méditerranée qui offrait peu d'installations pour les grands yachts. Le port a été conçu dès l'origine pour les superyachts, avec de l'eau profonde et de longues places. Il est devenu la référence du yachting dans le bassin oriental.

Des places en eau profonde pour la Méditerranée orientale

Limassol Marina propose environ 650 places dans ses bassins, recevant des unités des petits bateaux aux grands superyachts. Les places dédiées aux superyachts traitent des unités jusqu'à environ 110 à 115 mètres, avec la profondeur qui va avec. Cette capacité en fait de loin la marina la plus performante de Méditerranée orientale. L'éventail des places convient aux bateaux résidents comme aux yachts de passage. L'approche et le bassin ont été dragués assez profond pour recevoir des coques lourdes à déplacement que beaucoup de ports de l'est ne peuvent pas traiter.

Un trait distinctif est l'ensemble de résidences avec place privée, où un propriétaire de villa peut amarrer un yacht directement devant la maison. Environ 285 logements ont été construits dans le projet, un mélange d'appartements et de villas en front de mer. Les plus grandes villas viennent avec leur propre place sur l'eau. Pour un propriétaire qui veut le yacht et une maison au même endroit, la formule est rare et séduisante.

Les services et une communauté de résidents

La marina fournit toute la gamme des services dont un superyacht a besoin, du carburant et du courant de quai à la collecte des déchets, avec les standards qu'apporte Camper and Nicholsons. Chypre offre un cadre favorable pour l'immatriculation et la gestion de yachts, ce qui ajoute à l'intérêt pratique de la marina. L'assistance technique et l'avitaillement sont disponibles dans la ville alentour. L'essentiel pour entretenir un grand yacht est en place. Chypre se trouve dans l'Union européenne, ce qui simplifie les formalités douanières et de navigation pour les yachts déjà sous pavillon de l'Union.

Le quartier résidentiel et commercial donne à la marina une vie au-delà des places. Restaurants et boutiques bordent la promenade, et la communauté de résidents anime le front d'eau toute l'année. La marina fonctionne comme un quartier autonome plutôt que comme un port nu. Pour les propriétaires qui passent du temps à bord à Chypre, cette vie environnante fait partie de l'attrait.

La saison en Méditerranée orientale

Chypre bénéficie d'une saison longue et chaude qui s'étend bien au-delà de l'été de la Méditerranée occidentale. Le climat doux de l'île rend le printemps et l'automne vraiment utilisables pour naviguer, et même l'hiver reste clément. Limassol sert de base pour explorer le bassin oriental, avec les côtes du Levant et les îles grecques à portée. La saison est ici plus longue que dans les ports vedettes de l'ouest. La température de l'eau reste douce jusqu'à l'automne, si bien que les invités peuvent se baigner et utiliser les jouets nautiques longtemps après la fin de la saison occidentale.

La Méditerranée orientale est plus calme et moins encombrée que les eaux autour de la Riviera, ce qui convient aux propriétaires en quête d'espace. Depuis Chypre, un yacht peut naviguer vers l'Égée ou la côte turque. L'attrait tient ici à la navigation plutôt qu'à la foule. Pour les propriétaires lassés du circuit occidental, la région offre autre chose.

Sa place dans le programme d'un propriétaire

Limassol Marina convient au propriétaire attiré par la Méditerranée orientale ou en quête d'une base hors de l'ouest encombré. Le régime d'immatriculation favorable et les places en eau profonde en font un port d'attache pratique, et les résidences permettent d'associer une place et une maison. Chypre est bien desservie par avion, ce qui aide pour les équipages et les invités. La marina ouvre une région que beaucoup de yachts ne visitent jamais. Elle fonctionne aussi bien comme première escale d'un yacht qui part vers l'est, vers la route de Suez et l'océan Indien au-delà.

Pour un yacht qui navigue dans le bassin oriental, Limassol est la base évidente, avec la capacité et les services qui manquent par ailleurs dans la région. Elle fonctionne aussi comme place d'hiver grâce au climat doux. La contrepartie est l'éloignement des zones occidentales, ce qui en fait un engagement du côté est de la mer. Pour les propriétaires qui font ce choix, peu d'endroits les servent aussi bien.

Single and three-phase electricity and fresh water run to the berths, with a fuel station on site. Waste handling covers grey and black water discharge, waste oil disposal and bilge pump-out. Crew get showers and washrooms, dedicated parking and a buggy service, and the marina runs high-speed fibre optic internet with telephone and IPTV alongside site-wide wifi.

There is a boatyard, and its limits should be understood. It carries a 100 tonne travel lift, a 40 tonne trailer and a slipway, plus a chandlery, winter storage and a trailer boat park for craft up to 10 metres. That covers light repairs, maintenance and the smaller end of the fleet. A 60 metre yacht needing a haul-out is going to Palma, La Ciotat or Turkey.

Security, privacy and the quarter around the berths

Security is 24 hour with CCTV across the site and controlled access, and Cyprus is a low-crime jurisdiction. The marina's reception and concierge run around the clock. On the security question an owner has nothing to think about. The residential quarter behind the berths is gated in its own right, which adds a layer for owners who keep a villa here.

Privacy is moderate. This is a residential and retail quarter with restaurants, designer boutiques, a spa and fitness club, a museum and a maritime school, and the promenade is open to the city. Yachts are visible from the waterfront. The compensation is that Limassol gets nothing like the yacht-spotting traffic of Monaco or Portofino, and the crowd on the promenade is largely local.

Ashore, the airports and the season

Larnaca and Paphos international airports are each about 70 kilometres from the marina, which means roughly an hour by road to either. Both carry European connections and business-jet handling, and having two airports at similar distance is a practical hedge. The marina sits in the city centre, so restaurants, hotels and shops are on the doorstep.

The season is the longest of any marina in this guide. Cyprus has one of the mildest winters in the Mediterranean, averaging around 14 degrees from November to February, so spring and autumn are fully usable and a yacht can be in commission all year. Cruising runs along the island's own coast to Latchi, Paphos, Protaras and Ayia Napa, with the Turkish coast and the Dodecanese within a longer passage. Sea temperatures hold well into November, so the water toys stay in use months after the western season has closed.

The honest downside

Start with the distance table in reverse. Cyprus is a long way from the Riviera, the Balearics and Sardinia, so a yacht based here has committed to the eastern basin and a repositioning passage of several days if the owner changes his mind. The proximity to the Levant coast is the other side of that coin, and it is why some owners and some insurers treat the eastern Mediterranean differently. That is a conversation to have with a broker before a season is committed.

Two practical points remain. The heavy technical capability is not here, so a large yacht's refit means a delivery passage. And the management has changed, with FS Marinas now running the marina where older listings and guidebooks still name Camper and Nicholsons Marinas alongside the local Francoudi and Stephanou group. An owner working from a two-year-old directory entry is contacting the wrong company.

À terre, accès et réservation

Getting thereLarnaca and Paphos international airports are each about 70 km from the marina, roughly 45 minutes to an hour on the motorway, and having two at a similar distance is a practical hedge when a flight moves. A private car from Larnaca is quoted between about EUR 60 and EUR 105 depending on the operator, the vehicle size and the time of night, so agree the figure before the transfer rather than at the kerb. The cheap route is the airport shuttle to Larnaca station and a bus on to Limassol at EUR 6 to EUR 7, but it runs over two hours door to door. The marina is in the city centre, so hotels, shops and the old town are on the doorstep.
Arriving by seaWork VHF channel 12, monitored 24 hours. Call the marina on 12 at four nautical miles to begin the arrival procedure. At three nautical miles call Limassol Port VTS on VHF channel 9 to request clearance to cross the commercial shipping lane and the port entrance, because the marina shares its approach with a working cargo port. A marina workboat then meets you on channel 12 at the entrance fairway mark and leads you in to the berth. Reception is +357 25 020 020 and the duty attendants +357 95 115 268. Port and starboard ground mooring lines are laid at every berth, so have matching lines and shackles ready; use of an anchor is neither required nor permitted.
Clearing in, and the rules that biteThis is an official EU port of entry with clearance available around the clock, so a yacht coming up from Suez or across from the Levant clears into the Union at the quay instead of losing a day in a commercial port. Appoint a local agent for customs and immigration pre-clearance and file the IMO crew list, FAL form 5, in advance. The Cyprus marinas will handle inward and outward clearance for a fee that is normally waived on a marina contract of six months or more. Limassol is a strict no-discharge zone: black and grey water discharge is prohibited within three nautical miles of the Cyprus coastline, and non-EU arrivals have catering waste collected daily at 08:00 and 17:00.
Reserving a berthBerths are contracted directly through the berthing office on [email protected] or +357 25 020 020, and general enquiries go to [email protected]. Single nights, longer stays, seasonal contracts and annual berths are all offered, and the marina site carries an online calculator that returns a preliminary quotation from LOA and dates, which is unusual and worth using before you call. Peak season runs May to October and a confirmed berth before arrival is expected then. The other route in is residential: the development includes apartments and villas, among them 44 Island Villas each with a private berth off the garden, and the berth attached to a specific property is quoted on enquiry and not published, so establish exactly what the deeds carry.
What a berth costsThe marina publishes a downloadable rate card, which is rare at this level, and the headline on it is that there is no season loading at all. On the card current in July 2026, before VAT, an annual berth is EUR 8,952 for 12 to 14 m, EUR 16,931 for 18 to 20 m and EUR 25,397 for 20 to 25 m, and the daily rates for the same bands are EUR 95, EUR 181 and EUR 271. The August rate is the February rate. Three conditions carry across every length: rates exclude Cypriot VAT at 19 per cent, they are payable in advance and non-refundable, and an over-width vessel is charged twice the applicable berthing fee, which is the most expensive line on the card for a wide-beam motor yacht. Worked through, a 24 m yacht on an annual contract invoices at EUR 25,397 plus VAT, or EUR 30,222, before power, water, waste and any agent's fee.

The operator quotes shore power from 16 A to 850 A across the berths; a Limassol agent's captain guide describes the superyacht supply as 400 A or 125 A industrial plugs at 400 V, 50 Hz, which is the European standard and means a 60 Hz yacht converts on board. Crew get showers, washrooms and changing rooms, dedicated parking and a buggy service, and the marina runs high-speed fibre optic internet with telephone and IPTV alongside site-wide wifi. Consumption tariffs for power and water are not published.
The boatyard, and its ceilingThere is a yard on site and its limits should be understood before a season is committed. The marina's own pages give a 100 tonne travel lift, a 40 tonne trailer and a slipway, with a chandlery, winter storage and a trailer boat park for craft up to 10 m; the operator's material says 110 tonne. Either way that is light repair, maintenance and the smaller end of the fleet. A 60 m yacht needing a haul-out is making a delivery passage to Palma, La Ciotat or Turkey, and that passage should be priced into any decision to base here.
Eating within walking distance, and after darkThe marina's own line-up is dense enough that guests need not leave the quarter. Azura is the Mediterranean kitchen in the middle of the marina; Delta and Epsilon are the two PNS resto bars, Epsilon with verandas looking down the lit Molos promenade; Pyxida is the fish tavern with sea views; Jamie Oliver Kitchen, Wagamama, PAUL, Caffe Nero and Cafe Calma cover the all-day end; MATA is billed as the only Korean restaurant in Cyprus; Marina Breeze does international food and cocktails; TGI Fridays carries a rooftop bar with 360 degree views. Gazebo Mare is the only beach bar on Peninsula Beach. The old town is a short stroll and the 17 km seafront promenade starts at the gate.
What is NOT published, and the fixed datesNo depth or maximum draught in the marina's public material, and the third-party figures disagree by too much to average: the operator gives 4.5 to 17 m, a berth directory 4.5 to 6 m and Noonsite 3.5 to 9 m. Berth count and maximum LOA move with the source too, between 650 berths to 110 m, 650 to 115 m and 680 to 120 m. Get all of it in writing from the berthing office. The rate card stops at 25 m, and everything from there to the top of the marina's capability is quoted on application, which is exactly where this readership sits. On fixed dates, the Limassol Boat Show organisers announced on 17 February 2026 that the show is postponed to 2027, although several exhibition directories still list May 2026 dates; the last edition ran 22 to 25 May 2025 at the marina. The marina's own 2026 calendar carried the Cyprus Coastal Regatta on 30 April to 2 May and Poker Run Cyprus on 29 to 31 May, both worth checking for 2027 dates.
