Puerto Portals (Mallorca)

Puerto Portals è il centro sociale della nautica maiorchina dal 1986, ed è uno dei pochissimi porti di questo livello che pubblica per intero il proprio listino invece di quotare su richiesta. È un porto da 60 metri nel nome e da 38 metri nella tariffa, su un bacino che all'interno ha circa 4 metri d'acqua. Prima di comprare invece di affittare, un armatore deve capire una cosa: ogni annuncio di posto barca che Yotters ha letto poggia su un titolo che scade il 31 luglio 2031, e nessuno ha pubblicato che cosa accada al singolo titolare a quella data.

Che cos'è, e di chi è

Puerto Portals ha aperto il 4 luglio 1986 a Portals Nous, una decina di chilometri a ovest di Palma, nel comune di Calvia. Lo ha costruito Klaus Graf, industriale tedesco, per una ragione poco glamour: la famiglia teneva un motoscafo in un porto di Palma, il servizio era scadente e lui decise di farne uno migliore. Nacque con circa 640 posti barca e, secondo un resoconto dell'epoca, con più di novanta fra bar e ristoranti alle spalle. La società concessionaria è Puerto Punta Portals S.A., registrata alle Baleari, e Corinna Graf, figlia di Klaus Graf, la guida dal 2012. A luglio 2026 il porto ha compiuto quarant'anni, un mese prima della pubblicazione di questa pagina.

Quanti siano oggi i posti barca dipende dalla fonte: le pagine del porto ne dichiarano 701 per barche da 8 a 60 metri, una guida portuale spagnola ne elenca 670, di cui 182 a disposizione di transiti e affittuari, e gli annunci di settore parlano di 639. Quello che nessuno mette in discussione è che il numero non si sia quasi mosso in quarant'anni. La direzione ha scelto deliberatamente di non ampliare, sostenendo che la dimensione gestibile del porto è il prodotto, e l'ultimo giro di investimenti è finito in un parcheggio interrato, in nuove superfici commerciali e in impianti ambientali invece che in altri pontili. Quella singola decisione spiega quasi tutto il resto di questo posto, prezzo e attesa compresi.

La concessione, e la data che governa ogni posto barca

Il 31 luglio 2017 il governo delle Baleari ha annunciato un accordo che rinnova per 35 anni la concessione di Puerto Portals. I termini sono stati resi pubblici e sono precisi: un canone annuo di EUR 2,5 milioni, ovvero EUR 3.085.821 IVA inclusa, a fronte di EUR 27,6 milioni di investimenti impegnati, valutati nell'annuncio in circa EUR 126 milioni sull'intera durata. L'intesa ha chiuso più di dodici anni di contenzioso fra la società e l'amministrazione, compresi EUR 9,1 milioni di canone non versato e conteso, e ha garantito la continuità della Escuela de Vela de Calvia, di proprietà comunale e gestita da Puerto Portals a condizioni sociali su prezzo e accesso.

Ora la parte che conta se comprate invece di affittare. I broker elencano ogni posto barca di Puerto Portals con un titolo in scadenza il 31 luglio 2031, e uno specialista scrive senza giri di parole che la durata originaria della concessione del porto termina in quella data, che al porto è stata nel frattempo concessa una nuova concessione e che poco si sa delle condizioni di rinnovo per i titolari esistenti. Il ponte più ovvio è il meccanismo ordinario: un nuovo titolo trentacinquennale che decorre alla scadenza del vecchio, il 31 luglio 2031, e arriva al 31 luglio 2066. Nessuna fonte che Yotters sia riuscita a trovare lo afferma in questi termini, quindi trattatelo come la lettura probabile e non come un fatto, e tenete presente che il fatto che il porto abbia trentacinque anni mentre il titolare del posto barca si ferma al 2031 non è di per sé una contraddizione. Da quando quegli annunci sono stati scritti, due cose si sono mosse. La Ley 3/2026, del 27 maggio 2026, approvata dal parlamento balearico il 12 maggio e in vigore dal 31 maggio, ha alzato la durata massima di una concessione portuale balearica da trentacinque a cinquant'anni; la stampa che ha seguito il voto riferisce che le concessioni esistenti, quasi tutte su titoli trentacinquennali, possono chiedere l'estensione fino al nuovo tetto a fronte di investimenti freschi di rilievo, invece di riceverla in automatico. Nulla di pubblicato dice se Puerto Portals abbia presentato domanda. Ciò che davvero non è pubblicato è più stretto della durata del porto ed è più utile detto in modo stretto: che cosa accade al diritto del singolo titolare quando il vecchio titolo scade il 31 luglio 2031. Se comprate qui, quell'unico paragrafo mai pubblicato è l'intera operazione, e va messo all'inizio del lavoro legale e non alla fine.

Misure dei posti barca, fondali e i limiti del bacino

Il porto è disposto su sei pontili in calcestruzzo da 145 a 250 metri, una banchina principale di 575 metri e una banchina secondaria di 190 metri, con la torre bianca della Capitania, alta quindici metri, come riferimento da mare. Le misure che il porto vende e tariffa sono 8 x 3, 10 x 3,5, 12 x 4, 15 x 5, 18 x 5,5, 26 x 6,5, 30 x 7,5 e 38 x 10 metri. Il massimo dichiarato è 60 metri, ma il listino si ferma a 38 x 10, e una guida portuale spagnola dà l'intervallo da 8 a 80 metri. Sopra i 38 metri consideratelo concordato e non prenotato, e fatevelo confermare per iscritto.

L'acqua è il vero vincolo qui e le fonti divergono, quindi verificate il vostro posto. Una guida portuale spagnola dà 7,5 metri all'imboccatura, larga 40 metri, e 4 metri nel bacino. Una directory di superyacht cita 5 metri di pescaggio massimo. Una terza guida descrive circa 4 metri dove stanno le barche piccole e medie, fino a circa 7 metri sulle banchine delle unità lunghe. Prendete 4 metri come cifra di lavoro sui pontili interni e fatevi confermare il vostro posto se pescate più di circa 3,5. I servizi sono uguali su tutte le misure: acqua potabile, 220 volt monofase e 380 volt trifase fino a 250 ampere, WiFi, ormeggiatori e sicurezza attivi ventiquattro ore su ventiquattro e una stazione di rifornimento con benzina 98, Diesel A e Diesel Marine, con consegna all'ormeggio per le unità oltre i 18 metri.

La tariffa, pubblicata per intero, cosa che quasi nessuno fa

Puerto Portals stampa il listino completo e, a questo livello, è quasi un unicum e una ragione seria per preferirlo. Il documento 2026 fissa la bassa stagione dal 16 settembre 2025 al 31 maggio 2026 e l'alta stagione dal 1 giugno al 15 settembre 2026. L'IVA al 21 per cento non è compresa in nessuna cifra del documento. Tariffe giornaliere in bassa stagione: EUR 32 per un 8 x 3 metri, EUR 35 per un 10 x 3,5, EUR 56 per un 12 x 4, EUR 107 per un 15 x 5, EUR 168 per un 18 x 5,5, EUR 229 per un 26 x 6,5, EUR 272 per un 30 x 7,5 ed EUR 540 per un 38 x 10. In alta stagione gli stessi posti costano EUR 75, EUR 98, EUR 176, EUR 296, EUR 469, EUR 722, EUR 869 ed EUR 1.641 a notte.

Tariffe mensili e annue stanno sullo stesso documento, calcolate su 30 giorni e su 365 giorni. Un mese in alta stagione va da EUR 1.109 per il posto più piccolo a EUR 33.147 per il 38 x 10 metri. Le tariffe annue, tutte al netto di IVA, sono EUR 7.054 per l'8 x 3, EUR 9.550 per il 10 x 3,5, EUR 18.971 per il 12 x 4, EUR 36.360 per il 15 x 5, EUR 48.115 per il 18 x 5,5, EUR 81.612 per il 26 x 6,5, EUR 99.117 per il 30 x 7,5 ed EUR 204.156 per il 38 x 10. Acqua ed elettricità sono extra e vanno a consumo, a EUR 4,125 al metro cubo ed EUR 0,518 al chilowattora, tranne che sulle tre misure più piccole, che pagano un forfait di fornitura di EUR 1,82, EUR 2,38 o EUR 3,29 al giorno. Lo scalino del 1 giugno è ripido: un posto da 15 x 5 metri passa da EUR 107 a EUR 296 a notte da un giorno all'altro, quindi le ultime settimane di maggio meritano di diventare il perno di una crociera.

Il mercato dell'usato, e quanto vale davvero un posto barca

Il posto annuale e il posto comprato sono due mercati diversi, e i numeri vi dicono quale vi conviene. Sul fronte dell'affitto, la richiesta di un broker di EUR 35.000 l'anno per un 15 x 5 metri sta a pochi punti percentuali dai EUR 36.360 pubblicati dal porto, ed è un riscontro incrociato utile: qui il mercato privato annuale segue il listino invece di ribassarlo. Sul fronte della vendita, per un posto da 30 x 7,5 metri a metà della banchina Capitania sono stati chiesti EUR 1.850.000 dopo un ribasso dell'ottobre 2019, ed è stato venduto nell'aprile 2020, su un titolo che corre fino al 31 luglio 2031. Un 10 x 3,5 metri è stato messo in vendita a EUR 104.500 e un 18 x 5,5 a prezzo su richiesta, entrambi alla stessa scadenza.

Fatti i conti, il quadro è scomodo ma onesto. Imperial Properties, nella sua guida 2026 ai costi dei posti barca e alle concessioni a Maiorca, riferisce che una concessione da 12 metri a Puerto Portals è passata di mano di recente intorno a EUR 180.000, senza data, senza agente e senza durata residua; con il titolo che finisce il 31 luglio 2031 si tratta di poco più di cinque anni di godimento, contro un affitto pubblicato di EUR 18.971 l'anno più IVA. Il posto da 30 metri venduto nel 2020 aveva davanti circa undici anni, a EUR 1,85 milioni, ossia circa EUR 164.000 l'anno, contro una tariffa di listino attuale di EUR 99.117 più IVA. I titolari pagano anche un contributo annuo per i servizi che non è pubblicato, quindi il confronto indica una direzione più che essere esatto, e l'imposta balearica sui trasferimenti aggiunge l'8 per cento sui primi EUR 400.000, il 9 per cento fino a EUR 600.000, il 10 per cento fino a EUR 1 milione, il 12 per cento fino a EUR 2 milioni e il 13 per cento oltre, per cui la vendita del 2020 ha pagato lo scaglione del 12 per cento sulla sua parte alta. Quello che i numeri dicono con chiarezza è che nessuno compra un posto a Puerto Portals per risparmiare sull'affitto. Si comprano la sicurezza del titolo, il diritto di subaffittare tramite il porto quando la barca è via e una scommessa sul fatto che la concessione venga prorogata.

Le 52 Super Series, e un calendario che dura tutto l'anno

La Puerto Portals 52 Super Series Sailing Week è l'evento di punta e apre la stagione TP52. L'edizione 2026 si è corsa dal 4 al 9 maggio con una flotta di quattordici barche sulle sedici squadre del circuito, e Sled di Takashi Okura l'ha vinta su Platoon Aviation di Harm Muller-Spreer e No Way Back di Pieter Heerema dopo una rimonta all'ultima giornata. Il porto indirizza il pubblico al molo principale prima delle 11:00 e dopo le 17:00 per vedere le barche in banchina. Da qui il circuito si sposta al Rolex TP52 World Championship di Porto Cervo dal 15 al 20 giugno, poi due volte a Lanzarote, Marina Rubicon dal 20 al 25 luglio e Puerto Calero dal 24 al 29 agosto, e a Valencia dal 5 al 10 ottobre: la settimana di Portals è dunque quella che riempie il porto e i ristoranti all'inizio della stagione.

Il resto dell'anno è insolitamente pieno per un porto mediterraneo, e questo è davvero uno scalo di dodici mesi e non di una sola stagione. Il Sunset Market si tiene il mercoledì e il giovedì dal 15 luglio al 13 agosto. Blue Marina Subaquatic, la pulizia subacquea organizzata dal porto, cade il 5 settembre, Cats Revival il 26 settembre e Puerto Portals Talks il 15 ottobre. La X Dragon Winter Series corre dal 6 all'8 novembre e di nuovo dall'11 al 13 dicembre, e il dodicesimo Sankt Martin, festa di famiglia tedesca, cade il 14 novembre. Il mercatino di Natale va dal 12 dicembre al 6 gennaio con più di sessanta casette di legno, una pista di ghiaccio aperta ogni giorno dalle 12:00 alle 20:00 e una mostra Playmobil. Fuori da agosto è il momento in cui il porto è più pieno, ed è la ragione per cui svernare qui non somiglia a un rimessaggio.

I ristoranti, gli showroom e il resto della banchina

La guida commerciale del porto elenca i ristoranti, e la lista è un quartiere, non una mensa. Flanigan, di impronta francese e noto per la sua torta di mele dal 1987, è l'istituzione. Lucy Wang fa sushi e cucina francese, Lobster Club è il sea club con la piscina a sfioro, Leo's Grill la steakhouse, Beewi Portals il mediterraneo di pesce di mercato, Cappuccino Grand Cafe la sala aperta tutto il giorno e Diablito la terrazza di cibo e musica. Ci sono poi Eat Sicily, Janina per giapponese e messicano, Krishna Indian Food e Chinese Victory. Corinna Graf ha indicato una sedicina di ristoranti nel 2025, e guide di terze parti citano anche Ritzi, Tahini e Wellies, quindi verificate che cosa sia davvero aperto prima di prenotare un tavolo. Quasi tutto resta aperto d'inverno, cosa che non vale per i porti più a ovest.

La fila dei nautici è l'altra metà dell'offerta ed è ciò per cui qui arriva un compratore o un venditore. Azimut Grande Boutique e Azimut Spain by Marina Estrella, Astondoa Baleares, Frauscher Espana, Drettmann Yachts, Clipper Marine per Bavaria e Regal, Argo Yachting, Marine Unlimited, Elegant Yachts Charter, Meros Netyachts, Big Blue Diving e Mallorca Marine Group per charter, brokeraggio e ormeggi lavorano tutti sulla banchina, insieme alla Escuela de Vela de Calvia e al Regatta Club. La conseguenza pratica è che dal vostro posto barca raggiungete a piedi quattro concessionarie e una mezza dozzina di broker in dieci minuti. Dietro c'è Blue Marina, il programma ambientale del porto, che è impiantistica e non un distintivo: due dissalatori, una vasca per le acque di pioggia, un sistema fognario a vuoto FLOVAC descritto come il primo delle Baleari, produzione solare, conversione a LED e boe robotiche senza ancoraggio usate come segnali di regata, così da non rivoltare ogni volta il fondale.

I difetti, detti onestamente

Quattro cose non vanno davvero a Puerto Portals e un armatore deve metterle tutte a bilancio. La prima sono i soldi. Un posto da 38 x 10 metri in alta stagione costa EUR 1.641 a notte al netto di IVA ed EUR 1.986 con l'IVA, e il gradino del 1 giugno è vicino al triplo su tutte le misure del listino. L'elettricità a consumo a EUR 0,518 il chilowattora e l'acqua a EUR 4,125 il metro cubo stanno sopra a tutto questo, e il contributo annuo per i servizi a carico del proprietario di un posto non è pubblicato affatto. La seconda sono misura e fondale. Il bacino tiene circa 4 metri sui pontili interni, il listino si ferma a 38 metri e uno yacht ben oltre i 45 metri non è una barca da Puerto Portals, ed è esattamente il vuoto che Port Adriano è stato costruito per riempire.

La terza è l'avvicinamento. Il bacino in sé è ben protetto, ma la guida portuale spagnola che se ne occupa avverte espressamente di fare attenzione entrando quando soffia forte da sudest a sud, ci sono secche al largo dell'Illa del Sec scendendo da Palma e l'imboccatura è larga solo 40 metri. La quarta è la terra. Al porto si arriva dalla Ma-1 attraverso le strade residenziali di Portals Nous, il parcheggio è interrato e a pagamento, con Helen Cummins che riferisce le prime due ore gratuite d'estate e le prime quattro d'inverno, e il porto dichiara apertamente che il biglietto d'ingresso non garantisce un posto auto. Puerto Portals non pubblica alcuna tariffa di parcheggio che Yotters sia riuscita a raggiungere, quindi la tariffa oraria e l'eventuale tetto giornaliero vanno chiesti prima di un fine settimana di mercato. Un mercoledì di Sunset Market ad agosto, o qualunque fine settimana del mercatino di Natale, è un problema vero, ed è il motivo per cui parecchi armatori tengono semplicemente l'auto parcheggiata al porto per tutta la stagione.

A terra, accessi e prenotazioni

Getting therePalma airport (PMI) is about 20 kilometres away and the drive is 18 to 20 minutes on the Ma-1, which is the shortest airport transfer of any premium marina on Mallorca. Taxi Mallorca 365 quotes a fixed EUR 60 one way from the airport to Portals Nous, day or night; metered street-taxi estimates Yotters found were far lower but no two sources agreed, so book the transfer or agree the fare before you set off. Palma itself is about 10 kilometres east, which puts the old town, the cathedral and the STP refit yard within twenty minutes. There is a bus on the main road above the port, but the last stretch down to the quay is a walk through a residential district.
Arriving by seaWork VHF channel 09, manned 24 hours. Coming down from Palma, watch the shoals off Illa del Sec; the Spanish port guide covering Puerto Portals warns specifically to take care and slow down if it is blowing hard from the southeast through south, because the entrance is only 40 metres wide with 7.5 metres in it. At night the Porto Pi light is the recommended aid on the run in. The mark from seaward is the white fifteen-metre Capitania tower. Spain is inside the EU customs and VAT territory and inside Schengen, so there is nothing to clear arriving from another Schengen port; a non-EU flagged yacht is running on temporary admission and the clock applies here as anywhere in the bloc. No pilotage, lock or bridge is involved.
How you reserve a berthReservations go to [email protected] or +34 971 171 100, and the office is the Torre Capitania at 07181 Portals Nous. For a transient berth in high season, book early: the port has 182 visitor and rental positions against 670 to 701 total, and the four weeks around the 52 Super Series in early May and the whole of August are the pinch points. For an annual berth the marina does not publish a waiting list, an occupancy figure or an allocation policy, and because Puerto Portals is a private concession rather than a Ports IB harbour, it is not on the public Ports IB waiting-list register either. In practice that means you go through the marina office or a berth broker, and specialist agents describe Mallorca moorings as extremely scarce. Treat any claim about the length of the wait as unverified: nobody publishes one.
What a berth costsThe 2026 card is published in full and VAT at 21 per cent is on top of every figure. Seasons: low from 16 September 2025 to 31 May 2026, high from 1 June to 15 September 2026. Nightly, low then high: 8x3 m EUR 32 and EUR 75; 10x3.5 m EUR 35 and EUR 98; 12x4 m EUR 56 and EUR 176; 15x5 m EUR 107 and EUR 296; 18x5.5 m EUR 168 and EUR 469; 26x6.5 m EUR 229 and EUR 722; 30x7.5 m EUR 272 and EUR 869; 38x10 m EUR 540 and EUR 1,641. Monthly rates are on a 30-day basis and run from EUR 361 low and EUR 1,109 high at 8x3 m to EUR 9,992 low and EUR 33,147 high at 38x10 m. Fuel, power, water and what is extraWater and electricity are not in the berth price. They are metered at EUR 4.125 per cubic metre and EUR 0.518 per kilowatt hour on the 2026 card, except on the three smallest berth sizes, which pay a flat supply charge instead: EUR 1.82 a day, EUR 54 a month or EUR 658 a year at 8x3 m, EUR 2.38, EUR 71 or EUR 857 at 10x3.5 m, and EUR 3.29, EUR 98 or EUR 1,184 at 12x4 m. Shore supply is 220 volts single phase and 380 volts three phase to 250 amps. The fuel station sells 98 petrol, Diesel A and Diesel Marine and will deliver to the mooring for vessels over 18 metres, but no fuel price is published. The card also states that taxes will be applied as the law requires and that rates are subject to market change, so confirm the figures in force on the day you book.
Buying a berth rather than renting oneBerths trade privately, held in many cases through a Spanish S.L., and can be let through the marina when the owner is away. Every listing Yotters read carries a lease expiring 31 July 2031. Known transactions and asks: a 30 by 7.5 metre berth on the Capitania quay asked at EUR 1,850,000 after an October 2019 reduction and sold in April 2020; a 10 by 3.5 metre berth listed at EUR 104,500; an 18 by 5.5 at price on application; and a 12 metre concession that Imperial Properties reports trading recently at around EUR 180,000 in its 2026 Mallorca berth guide, with no date, agent or lease term attached to it. Balearic transfer tax runs on a five-band scale: 8 per cent on the first EUR 400,000, 9 per cent to EUR 600,000, 10 per cent to EUR 1 million, 12 per cent to EUR 2 million and 13 per cent above EUR 2 million, so a berth in the seven figures is taxed well above the 10 per cent most buyers expect. Against a published annual rent, buying does not save money at these asking prices over the remaining term, so the purchase is a bet on the berth right being extended beyond 2031. Ley 3/2026, of 27 May 2026, raised the ceiling on a Balearic port concession from 35 years to 50, which is the first movement on this question in years, but the extension is applied for rather than granted automatically and nothing published says Puerto Portals has applied. Get all of that written into the due diligence.
Eating and drinking, including after darkThe marina's commercial guide names Flanigan, French-influenced and running since 1987, famous locally for its apple pie; Lucy Wang for sushi and French; Lobster Club, the sea club with the infinity pool; Leo's Grill for steak; Beewi Portals for market fish and grilled seafood; Cappuccino Grand Cafe for all-day international; Diablito for food and music with a sea view; Eat Sicily; Janina for Japanese and Mexican; Krishna Indian Food; and Chinese Victory. Corinna Graf put the total at around sixteen restaurants in 2025, and outside guides also list Ritzi, Tahini and Wellies. This is the marina people on Mallorca drive to for dinner rather than the one they end up in, and most of it trades through the winter. If you want a town rather than a quay, Palma is twenty minutes by road.
The fixed dates that fill the portPuerto Portals 52 Super Series Sailing Week, 4 to 9 May 2026, opens the TP52 season with fourteen boats out of the circuit's sixteen teams; it is the busiest week on the water and the hardest one to get a transient berth in. The Sunset Market runs Wednesdays and Thursdays from 15 July to 13 August. Blue Marina Subaquatic falls on 5 September, Cats Revival on 26 September and Puerto Portals Talks on 15 October. The X Dragon Winter Series races 6 to 8 November and 11 to 13 December, Sankt Martin on 14 November, and the Christmas Market runs 12 December to 6 January with over sixty stalls, a daily ice rink and a Playmobil exhibition. The market weekends fill the car park before they fill the restaurants, so plan the road side of any visit in December.
What is NOT publishedThe renewal conditions for berth holders when the 31 July 2031 leases run out, which is the single most valuable number nobody will give you. Whether the marina has applied to extend its own concession to the 50 year ceiling created by Ley 3/2026, and on what investment. Any tariff above 38 by 10 metres, even though the marina advertises to 60 metres. The annual service charge paid by a berth owner as opposed to a renter. The fuel price. Any parking tariff: the marina charges for the underground car park and publishes no rate card for it. Any waiting list, occupancy rate or berth allocation policy, and because this is a private concession rather than a Ports IB port there is no public register to consult either. A single authoritative depth: the basin is quoted at 4 metres, 5 metres and up to 7 metres by three different sources. The berth count itself sits somewhere between 639 and 701. Ask the office in writing for your berth's depth, your service charge and your lease end date before you sign anything.

You can budget a season here without making a phone call.
  • A calendar that runs all twelve monthsThe 52 Super Series season opener in May, the Sunset Market in July and August, the X Dragon Winter Series in November and December and a Christmas Market of sixty-plus stalls with an ice rink. Winter berthing here is not storage.
  • The shortest airport run of any premium marina on the islandPalma airport is about 20 km and 18 to 20 minutes away, with Palma itself and the STP refit yard within twenty minutes by road.
  • Every dealer and broker you need is on the quayAzimut, Astondoa, Frauscher, Drettmann, Clipper Marine, Argo Yachting, Marine Unlimited and Mallorca Marine Group all trade on the site, alongside the sailing school and the Regatta Club, which is why a boat tends to sell faster from this pontoon.
  • A restaurant district rather than a marina canteenAround sixteen restaurants including Flanigan, running since 1987, Lucy Wang, Lobster Club, Leo's Grill and Cappuccino Grand Cafe, most of them trading through the winter.

  • Every berth listing ends 31 July 2031 and the renewal terms are unpublishedThe marina's own concession was renewed for 35 years in 2017, but the individual berth leases brokers sell all expire in 2031, and one specialist agent says openly that little is known about the renewal conditions for existing owners. Ley 3/2026, of 27 May 2026, raised the ceiling on a Balearic concession from 35 years to 50, but that is an application route rather than an automatic grant and nothing published says the marina has taken it. Buying here is still a bet on a document nobody has seen.
  • The rate card stops at 38 metres although the marina advertises 6038 by 10 metres is the largest priced berth. Anything above it is arranged case by case with no published comparable, and a yacht much over 45 metres is not really a Puerto Portals boat at all.
  • Price, and a threefold cliff on 1 JuneA 38 by 10 metre berth is EUR 1,641 a night before VAT in high season, EUR 1,986 with it. A 15 by 5 metre berth jumps from EUR 107 to EUR 296 a night overnight on 1 June, and metered power and water sit on top of every figure.
  • The approach is the exposed part, and the entrance is narrowThe Spanish port guide covering Puerto Portals warns to take particular care entering when it is blowing hard from the southeast through south, there are shoals off Illa del Sec on the run down from Palma, and the entrance is only 40 metres wide.
  • A shallow basin by superyacht standardsAbout 4 metres on the inner pontoons against 7 metres across the mooring field at Port Adriano, and three sources give three different figures for it, so a deep hull has to confirm its specific berth rather than trust a directory.
  • Road access and parking, twice a year in earnestThe port is reached through the residential streets of Portals Nous off the Ma-1. Parking is charged, with Helen Cummins reporting two free hours in summer and four in winter, no rate card published by the marina, and a stated warning that an entry ticket does not guarantee a space. On Sunset Market days in August and Christmas Market weekends it is a genuine bottleneck.
